Stop assuming you need twelve grand saved to stop renting in Dearborn.

I ran this Dearborn bungalow through ZeroDownScout and found $10,000 in down payment assistance. Average rent out here is $1,660 a month and the payment on this house is $1,364 — so you walk in with about $2,000 and your housing cost drops $300 every single month.

A thousand dollars to get into a house sounds made up. It isn’t — but it only happens when the right programs line up on the right property, and most people never find out whether they do.

This free class shows the whole path: which Michigan down payment assistance programs are open right now, what each one covers, who actually qualifies, and what the cash to close comes out to on real listings, including the ones where the number isn’t $1,000, because that’s the honest version.

Stop thinking down payment assistance is only for Detroit.

I ran this Canton ranch through ZeroDownScout and found $10,000 in down payment assistance. Three-bedroom rentals out here go for $2,200 a month and the payment on this house is $2,590 — same money either way, except one of them you own at the end.

Most people can afford the monthly payment. What stops them is the cash they think they need at closing.

I ran this $300,000 three bedroom on Broadstreet in Detroit through ZeroDownScout and found a $25,000 program from the City of Detroit that you never pay back if you live there three years. Down payment and closing costs on this house are about $21,000, so that $25,000 covers all of it and you’d bring around $1,000.

594 Fiske Dr, Detroit — $420,000. 3 bed, 3 bath, 3,870 sq ft. Brick, blue shutters, arched window over the door.

People assume down payment assistance can only be for cheap houses. It’s the other way around — living in Detroit is what qualifies you for the biggest program in the state.

Ran it through ZeroDownScout: the City of Detroit program came back at $25,000, and this one is forgivable. Three years in the house as your primary residence and the balance is gone. Down payment and closing costs here run about $29,000, so that brings it to roughly $4,000 to get in. You do have to have lived in Detroit the past 12 months.

East Lansing. Four bedrooms, brick, sitting up on a hill like it knows something.

Dropped it into ZeroDownScout and $10,000 in assistance came back. Turns out “too expensive for help” starts at $566,000 in Michigan — not wherever you assumed it did.

Try finding a five bedroom rental in Allen Park. Go ahead — they don’t exist.

I ran this five bedroom, 4,108 sq ft brick Tudor through ZeroDownScout and MSHDA’s $10,000 down payment assistance came back, because $400,000 is still under the state limit — income decides eligibility, not the price tag. That takes about $15,000 in closing costs down to roughly nine or ten thousand to get into a 4,000 square foot house with a pool.

Three-bedroom rentals in the same ZIP run about $1,400 a month. The mortgage on this house is also $1,400. Same money — except one builds equity and one doesn’t.

Ran it through ZeroDownScout: 6 down payment assistance programs came back. The biggest is $25,000 from the City of Detroit Down Payment Assistance program, with no repayment as long as you own the home for three years. Closing costs are about $6,000, and the $25K covers those plus the down payment. So about $1,600 out of pocket to move in. Not $16,000.
