Angelo’s Fine Italian opens tomorrow, Thursday, Oct. 29, in the Village in Grosse Pointe, and it’s a collaboration between the chefs behind two of my favorite Italian restaurants. 🍝

Jared Gadbaw is the chef-owner of Oak & Reel, and before that he ran Marea in New York, which held two Michelin stars. Cory Barberio was San Morello’s opening chef at the Shinola Hotel back in 2018. The restaurant is named for Barberio’s son.

This one’s going to be more relaxed: red-sauce classics, house-made pasta and seafood, with things like trout saltimbocca on the menu, plus cocktails and w**e. It’s at 16844 Kercheval, the old City Kitchen spot, and it’s not a giant room, with a 40-person private dining space downstairs. Dinner starts at 5 p.m. every night except Monday, with happy hour from 3 to 6 Tuesday through Sunday. Reservations are on AngelosFineItalian.com.

If you’ve been to Oak & Reel or San Morello, you know what these two do with plate presentation, taste and quality ingredients. They’ve both been a welcome, amazing addition to the Detroit food scene for years, and I love that they’re doing this one together.

I can’t wait to go. I’ll probably be one of the first, if not the first, through the door.

Are you looking forward to Angelo’s? Let me know.

Metro Detroit’s $7 million-plus homes are sitting, and the buyers who can afford them are building new instead. 🏰

There are at least 18 resale homes across Southeast Michigan listed at $7 million or more right now. On Turtle Lake in Bloomfield Township, one mansion has come down from $13 million to $10.85 million, and another across the lake went from nearly $15 million to $11 million. The Fisher mansion in Detroit’s Palmer Woods has been listed at $7 million since March 2025. Realcomp’s records top out at a $7 million sale on Torch Lake in 2021.

They’re sitting because somebody spending $10 million has a very particular taste. Walk them through a home at that level and it’s usually missing two or three things they want, or it has two or three things they don’t. They can build exactly what they want instead, and new construction is what’s pushing the top of this market higher.

And if you do build a $12 million home, the buyer pool when you sell is tiny and incredibly specific. That’s a pure lifestyle play, and you probably won’t make money on it for 15 or 20 years, maybe ever. Buy in Farmington Hills at $600,000 or $700,000, and appreciation and limited supply do their work. You’ll do pretty well.

At $7 million and up, it’s a want, not a need. I tell clients looking in that range they’re probably not going to come out ahead. If making money is the goal, stay at $5 million and under.

At $10 million, would you build or buy? Let me know.

The countdown is ON! The Perna Team’s Open House Extravaganza hits Metro Detroit Saturday and Sunday, November 14–15, and your home could be on the list. 🚨

Last November we opened 50 homes in a single weekend and over 1,000 people came through the doors. This year it’s 50+ homes again, all open the same weekend, and buyers will have the full list in hand planning their route.

List with The Perna Team in time for the weekend and your home gets:

✅ A spot on the list buyers use to plan their weekend
✅ Traffic from buyers who are out touring that weekend
✅ A real shot at offers before Thanksgiving

Yes, November is quieter. Fewer buyers are out, but there are fewer homes for them to choose from too, and the people touring two weeks before Thanksgiving usually need to move.

If you’re not sure your home can be ready by the 14th, that’s what the quick call is for. We’ll tell you straight whether this weekend makes sense for you.

8,000+ career closings. 99.1% list-to-sale ratio.

Spots on the list are limited, and we’re setting the lineup now.

$2.3 million. Nine families. That was Jon Stevens’ September.

Two closings. Five under contract. Two new listings signed.

Getting a deal under contract is half the job. Getting it to the closing table without a hiccup is the other half. That’s where Jon shines.

He stays on top of every inspection, every deadline, every detail, so his clients can breathe easy through the whole thing.

Jon Stevens closes what he starts.

Help us welcome Joshua Sharp to The Perna Team!

Joshua comes to us with a background in sales. He also speaks Spanish and is learning Arabic and Mandarin.

Sales has come naturally to him his whole life. As he puts it, he knows how to talk to people, earn their trust, and help them find not just what they need but what they are truly happy with. That instinct made real estate an easy call.

Joshua is self-driven and easy to work with. He is focused on getting out there, meeting people, and building a clientele from the ground up.

When Joshua started looking at teams, he was paying attention to how the people treated one another.

Here’s why he chose The Perna Team:

“The Perna Team seemed to have the most closely working people and a great community. After that first meeting, it seemed like the team to be with. Everyone was friendly and spoke highly of one another.”

Ready to get to work. Welcome, Joshua.

Because old-school, tried-and-true methods still work in 2026.

We have the most robust training process for agents in the industry.

Yes, that includes writing out scripts.

Our agents demand the highest standards of our leadership.

So we have high standards for our agents.

Not built for everyone, could be for you.

There’s a real town in Livingston County called Hell, and nobody can agree on how it got the name. 🔥

It’s been Hell officially since Oct. 13, 1841. It’s a little unincorporated spot on Hell Creek in Putnam Township, near Pinckney, with about 70 people. It grew up around George Reeves, who came from New York’s Catskills, bought the sawmill on the creek in 1841, and added a gristmill, a distillery, a general store and a tavern.

There are four stories, and nobody knows which one is true:

😈 “Gone to Hell again.” Reeves paid local farmers for their grain in wh***ey, so at harvest time, when wives were asked where their husbands were, the answer was, “He’s gone to Hell again.”
🤷 The shrug. Asked what to call the place, Reeves supposedly said, “You can name it Hell for all I care.”
☀️ “So schön hell.” German travelers crossing the sunlit lowland called it “so beautifully bright.”
🦟 The mosquitoes. Early travelers slogging through the wetlands just called it hell.

The town leans all the way in. In January 2014, the polar vortex iced over the town sign and “Hell froze over” made news around the world. You can request a day as Mayor of Hell for $100, or an hour for $25, and every term ends with your impeachment. There’s a wedding chapel, Damnation University diplomas, and you can buy your own square inch of Hell.

And in May, Hell went up for sale: about 7 acres, including the souvenir shop, ice cream stand, mini golf course and wedding chapel, listed at $625,000.

Which origin story are you going with?

You can’t summon an entire city just by singing a song. Detroit, prove me wrong. 🎵

If you’re from here, you know every word to these before the first note’s done.

My five:

🎤 Eminem - Lose Yourself
💃 The Temptations - My Girl
☀️ Kid Rock - All Summer Long
🌙 Bob Seger - Night Moves
👑 Aretha Franklin - Respect

Motown, rock, hip-hop, soul. This city’s been handing the world songs like these for more than 60 years.

What’s the first Detroit song that comes to mind? Drop a lyric in the comments and let’s see who finishes it.

Abdul El-Sayed raised three times as much as Mike Rogers last quarter: $30.7 million to just shy of $10 million. 💸

This is one of the most competitive races in the country, and it’s on the national scope because it could decide which party controls the U.S. Senate. Rogers did go into October with more cash in the bank, $6.5 million to El-Sayed’s $3.8 million, and outside groups have spent more backing Rogers.

But what’s not on the national scope that needs to be: this is now the most expensive race in Michigan history, more than $270 million and climbing, more than the governor’s race, with a week still to go before Election Day on Nov. 3. What a waste of money.

According to Feeding America, the 1.5 million Michiganders who struggle to afford enough food, kids and seniors included, come up just over $1 billion a year short of what it takes to feed themselves. This one Senate race is already about a quarter of that. $270 million won’t fix the problem, but it would get us about three months down the road.

You won’t hear me get political very often, and I’m not taking a side now. Left or right doesn’t matter to me. Michigan’s kids and seniors do, and they’re the two groups this state neglects the most.

Who you vote for is your business. What bothers me is how much money gets raised and spent on these races, and I’d like to see some real campaign finance reform come out of this one.

Should there be a cap on what can be spent on a single race? Let me know.

114 new appointments set for week two.

That’s 227 appointments set in 2 days for the agents.

We had fun, we had pizza, we set listing and buyer appointments.

Two more Mondays to go, and we’re well on our way to the goal of 400.

Per Inman News, 82% of all real estate agents haven’t sold a single home yet this year.

It takes 12 closings in a year to get into the top 5% of all real estate agents. We’ve got one agent, Julie, that’s gonna do that this month.

I’m gonna repeat that: one agent, 12 closings, one month.

And I’ve got a whole slew of agents where any two of their months this year puts them in the top 5% of all agents in the US against their entire years.

After taking the entire market for a new lead source and putting them on an exclusivity contract, we added over 30 listing appointments in just one month.

My agents are gonna take their unfair share this winter. And have a great time while doing it.

If this is the culture, the income, and leadership you’ve been craving, reach out. Because we’re in growth mode.
