FOMO is a fatal disease in this business.

Once you catch it, it's not curable. You are done.

FOMO is why people bought at the top in 2021 with floating-rate debt. FOMO is why they can't refinance today. FOMO is why they're handing keys back to the bank.

We have a saying in our Miami office. Never negotiate your discipline.

You must always be willing to walk away from a deal.

If the numbers do not work, the numbers do not work. Do not talk yourself into doing it.

On the first call with a broker, I ask if the seller wants to go full process or if they will consider offers at offers as they come in.

It’s in my broker script and I ask it every time. Do they want to run the full process, or will they consider offers as they arrive?

Sometimes the answer is full process. And if it is, well ok, now I know I have more time.

I’ll push one more time. Are you sure? Because if I sit on this for ten days and you tell me they took another offer, I’m going to be disappointed. I really like this deal.

You never know… a preempt (preemptive offer) might even be possible. But you won’t know your options if you never ask the broker from the start.

"Find the deal and the money will follow"? It's TRUE… but it's also not true.

We asked Ken, who has 28 years in multifamily, what he thinks about one of the most repeated lines in apartment investing.

His answer: yes, when he finds a deal, the money finds him. But that only works because of the track record and trust he built long before the deal showed up.

Here's what most new syndicators miss:
→ Asking someone to wire you $100,000, a typical minimum investment, takes a massive amount of trust
→ If you find the deal first and then start raising, you may have 60 days to raise $5 million from people who don't know you yet
→ Even a great deal won't get funded if investors can tell you haven't learned the business
→ Some investors watch you for years before they commit, and they often turn out to be the best investors you have

The takeaway: start building trust long before you need the money.

We break down what's helping deal flow, what's hurting it, and what you need to be watching for before you put money into your next deal.

I also open up our own portfolio and show you real numbers from the ground, not theory.

I wasn't fearless. I was actually pretty risk-averse.

Even after buying three apartment buildings and making $500,000 when I sold them, I stayed at Deloitte for another year and a half.

Eventually, I left and went all-in on real estate.

The lesson?

You don’t have to eliminate fear before taking action.

Learn from people who are ahead of you. Take calculated steps. Build enough evidence to believe you can do it.

Then take the next step.

Here's something every multifamily investor should think about:

Your renters aren't looking at your property the way you are.

They're not sitting there calculating price per square foot.

They're visiting properties, comparing amenities, looking at floor plans, judging curb appeal, and asking themselves one simple question:

"Where would I actually want to live?"

So if your property is somewhere in the middle of the pack, how do you move it up?

It starts with actually knowing your market and seeing it through your prospective resident's eyes.
