Here are five major Florida real estate changes you need to know.
Number five, property tax transparency. Starting in February 2027, real estate listing websites like Zillow will have to provide better property tax information for buyers, either through estimates or links to the county property appraisers.
Number four, rental fraud. Florida just made using fraudulent documents to obtain rental property a felony. Fake IDs, pay stubs, or bank statements could now result in criminal charges. Landlords also now have a seven-day termination notice process.
Number three, Citizens Insurance. In 2027, Citizens Insurance is expanding efforts to move eligible commercial policies into private insurance market. For commercial and multifamily property owners, that could affect insurance costs and cash flow.
Number two, the Live Local Act. Florida has expanded opportunities to develop affordable rental housing on certain government, school district, and religious properties. The goal? Make it easier to create more housing.
And number one, property tax overhaul. On November 3rd, Florida voters will decide on Amendment Three, and if approved, it would increase the homestead exemption for non-school property taxes to 150,000 in 2027 and 250,000 in 2028. It would also lower the assessment increase cap on qualifying non-homestead properties from 10% down to 5%. Why this matters?Property taxes and insurance directly affect what you can afford when buying a home.
