The housing market isn’t just a buyer’s market or a seller’s market anymore. 🏡

Right now, there are essentially 4 different housing markets happening at the same time and the strategy that works in one may not work in another.

You may be:

💰 A cash buyer with negotiating power
🏦 A financed buyer who can take advantage of seller credits or rate buydowns
🔒 A homeowner locked into a low mortgage rate wondering whether selling even makes sense
🏗️ Or competing against new construction, where builders may be offering incentives that resale sellers simply can’t

And this is exactly why I don’t love blanket statements like “it’s a buyer’s market” or “it’s a bad time to sell.”

It depends on YOUR position.

Is it a good time to sell or buy is a question that has existed from the beginning of time, and it’s a question that gets asked year after year after year, for years and years and years and it will continue to be asked. But what is the answer?

It is not what most news headlines share … usually

The answer to that question really boils down to, which side of the market you currently are at a given time. Every market creates opportunities and has its pros & cons, whether you are selling or buying, you’ll always have a pro or con.

The better question to ask, is “Given my current situation, goals and desires what is the best STRATEGY for me at this time?” Which market gives you the best leverage based on 👆

Knowing what your specific situation, needs & wants are is what creates the doorway of knowing which market to step into.

And surprisingly, it’s not necessarily the person with the biggest down payment or the lowest interest rate that always takes the win.

It’s an individual personal game you’re playing not a headline obedience 🏡🚪🔑

Not all homes heat up the same in the summer… and the direction your home faces could be one reason why. ☀️🏠

In the years I’ve been selling real estate It’s something most buyers don’t think about when house hunting but you might notice it every single summer after you move in. 👀

Before buying a home, pay attention to more than the floor plan, upgrades and backyard. Home orientation and sun exposure matter too, especially in Southern California.

Think a brand-new home automatically means a bigger price tag? 🏡✨ Think again.

Right now, the typical newly built home is selling for about $40,000 LESS than an existing home nationally. 👀

And builders aren’t stopping there.

Many are offering incentives like:
💰 Closing cost assistance
📉 Mortgage rate buydowns
✨ Upgrades and other concessions
🏡 Plus, some builders are reducing prices to move inventory

That means a new construction home you assumed was out of budget may actually be more affordable than a resale home especially once you compare the monthly payment and incentives.

But here’s something I always want buyers to know:

⚠️ The salesperson at the model home represents the builder not you.

Having your own agent from the beginning gives you someone in your corner to help compare communities, evaluate incentives, negotiate where possible, and make sure you understand exactly what you’re agreeing to.

And ideally, you want to connect with your agent before you visit the model homes, since some builders have specific rules regarding buyer-agent representation.

Thinking you can’t afford to buy a home and actually knowing you can’t are two very different things. 🏡

I talk to buyers all the time who assume they need a huge down payment, perfect credit, or a much higher income before they can even start looking.

But sometimes, after actually running the numbers, they realize they’re much closer to homeownership than they thought.

And sometimes the answer really is: not yet. That’s okay too.

The goal isn’t to pressure you into buying a house. It’s to understand your options, know what you can realistically afford, and create a strategy that makes sense for YOU.

So before you decide, “I can’t buy a home right now,” talk to a real estate professional and a trusted lender. You might be surprised by what’s actually possible.

Should I buy a house now or wait? 🏡

It’s one of the biggest questions buyers are asking right now, especially with mortgage rates, home prices, and all the mixed messages about the housing market.

But here’s what a lot of buyers are missing:

Waiting for the “perfect” market doesn’t necessarily mean you’ll get the better deal.

Right now, buyers may have something they haven’t had much of in recent years: negotiating power. More options, less competition in many areas, and sellers who may be more willing to negotiate on price, closing costs or other concessions.

The better question isn’t always “Should I wait?”

It’s “What would buying look like for ME right now?”

Because if the numbers make sense, you find the right home, and you’re financially ready, being a little nervous doesn’t mean you’re making the wrong move. Sometimes it just means you’re making a big one. 🔑
