Investors-
When underwriting a property don't forget reserves. When you go to the bank for a loan, they will not forget!

Just attended this multifamily auction in Kent. 18 units. Lower level floods. City of Kent has the property flagged with a mandatory drainage/sewer repair. Winning bid was $1,200,000 + 10% buyer premium making the total sale price of $1,320,000.
NOI from Sept24-Aug 25 was $36,524. That’s a 2.7% cap. Yikes!

Sitting at the office late on a Monday evening reviewing underwriting for properties clients are interested in. When buying investment properties you are buying the INCOME a property produces. The building is actually an expense. Alway underwrite the property before you buy it. KNOW WHAT YOU'RE BUYING!! Sellers, always a good idea to underwrite you property to get a better understanding where your building will trade. If you need help with this maybe we should talk!
