If you’re trying to sell your home and feel like fewer people are shopping, it’s not just you!

I pulled Greater Nashville’s September showing data for the past three years. The average showings per month for active listings went from:

• September 2024: 5.68
• September 2025: 4.40
• September 2026: 3.51

That’s a 38.2% decline in two years. (Comparing September to September helps account for the usual seasonal slowdown.)

But here’s an important distinction: this measures average showings per active listing. It doesn’t mean there are 38% fewer buyers.

I looked into a few things that help explain what sellers may be experiencing:

Buyers have more choices. Greater Nashville REALTORSĀ® reported 8,458 single-family listings available in September 2024, 9,946 in 2025, and 10,462 this September. That’s almost 24% more competing inventory in two years. Buyers’ attention can get spread across more properties.

People are still moving here, although the latest year shows a slowdown. Revised Census estimates put net migration into the broader Nashville metro at approximately 30,100 in 2023, 37,500 in 2024, and 26,300 in 2025. That’s people moving in minus people moving out. These July-to-July estimates cover a larger area than this nine-county chart, and full-year 2026 figures aren’t available yet. Migration hasn’t followed the same steady decline as showings.

Financing has become more expensive. Freddie Mac’s late-September weekly averages were 6.08% in 2024, 6.30% in 2025, and 7.03% in 2026. As of today, October 15, the national 30-year average is 7.40%. That changes what buyers can comfortably afford each month.

Household budgets are feeling pressure, too. September inflation came in at 3.7% nationally. Higher everyday expenses can make buyers more cautious about taking on a larger housing payment.

So, here's what I see going on... more competition, expensive financing, and tighter budgets help explain why a growing region can still feel quiet inside an individual listing. These numbers point to likely influences; they don’t prove any one factor caused the decline.

For sellers, this makes pricing, presentation, and positioning especially important. I want to know how your home compares with the properties buyers can choose instead, and whether your showing activity is keeping pace with that competition.

Comment below and tell me what you're seeing in the market.

Greater Nashville’s September 2026 housing market in a nutshell - more choice, modest price growth, and a tougher financing environment. Here’s what the numbers mean for buyers and sellers:

September 2026 | Realtracs, Nine-County Residential Market
(All changes below are year over year):

• 2,798 closings: down 1%
• $466,400 median sale price: up 2%
• 12,548 average active inventory: up 9%
• 37 average days on market for closed sales: up 16%
• 5.22 months of supply: up 8%
• 5,017 new listings: down 16%

My read: sales held relatively steady, but homes took longer to sell and buyers had more available inventory. Fewer new listings alongside higher active inventory suggests the market is taking longer to absorb supply.

A rising median price also doesn’t mean every home appreciated. The mix of properties sold matters.

The national backdrop is similar. NAR’s latest available existing-home sales report covers August: sales fell 2% month over month and 1.2% year over year, while the median price rose 1.6% to $429,100. Supply reached 4.9 months.

September’s NAR sales report is scheduled for October 13.

Across the South, the broader region that includes the Southeast... September data showed median asking prices down 2.4% year over year, with 21.6% of listings receiving price reductions. Nationally, that share was 20.8%. (These are listing measures, distinct from closed-sale prices.)

Tennessee’s longer view adds perspective. MTSU’s THDA-funded second-quarter report, discussed in September, found inventories expanded in Nashville, Memphis and Knoxville while statewide home prices increased 2.7% year-over-year. That is earlier-quarter context, not September performance.

Financing remains a major constraint. Freddie Mac’s average 30-year fixed rate reached 7.03% on September 24 and 7.40% on October 8. Those are national survey averages, not individual loan quotes. Higher borrowing costs can offset the benefit of more homes to choose from.

For sellers: price against current competition and recent comparable sales. Preparation, presentation and a realistic timeline matter. A higher regional median does not justify a higher price for every listing.

For buyers: compare lender quotes and evaluate the full monthly payment. Explore concessions where the property’s competitive position supports them, and make sure the purchase works at today’s rate without depending on a future refinance.

I’m watching new contracts, inventory and price reductions as we move through fall. Closings tell us what completed; contract activity helps us understand what may come next.

Want to understand how this applies to your neighborhood or price range? Let’s talk.

I hit a milestone last week that I’m incredibly grateful to share: $250,000,000+ in career sales volume closed.

Numbers like this are easy to celebrate, but what matters much more to me is what sits behind that number... hundreds of clients, families, moves, negotiations, difficult decisions, new beginnings, and a tremendous amount of trust.

Real estate has given me the opportunity to build a career around helping people make some of the biggest financial and personal decisions of their lives. I’ve been fortunate to work with incredible clients throughout Nolensville, Williamson County, Middle Tennessee, and beyond, and I never take that confidence lightly.

I’m also thankful for the lenders, title professionals, inspectors, contractors, fellow agents, friends, family, and everyone else who has played a part along the way. No career milestone happens in a vacuum.

I’m proud of what I’ve built, but mostly I’m grateful for the people who allowed me to build it.

Thank you to everyone who has trusted me, referred me, supported me, and been part of the journey.

$250,000,000+ closed... and still excited about the next client, the next challenge, and the next opportunity to help!

Yesterday was another shining example of how mortgage rates will not necessarily drop when the Fed cuts interest rates.

According to Mortgage News Daily, there was a 14 basis point *jump* yesterday in average, 30-year fixed mortgage rates following Jerome Powell's remarks about the latest Fed rate cut.

It is a fallacy to preach that mortgage rates will always benefit from a Fed rate cut. That is simply not true.

Make your decisions based on *facts*... not presumptions. A fact would be today's interest rate and whether or not you can afford to purchase a home with that number.

Don't presume interest rates are going to fall in your favor in the future... and don't presume a temporary rate buy-down is going to position you well. It's a "gotcha" that keeps home prices artificially high and can leave you in a pinch down the line.

If you can't afford a house you're interested in, try negotiating for a better purchase price or reset your expectations to fall in line with homes you can actually afford at today's mortgage rates.

Your home is much more than an investment - it's ground zero for your family stability, safety, and well-being.

Average mortgage rates just had their biggest one-day drop in over a year following a weaker-than-expected August employment report.

Here's an article on it: https://www.cnbc.com/2025/09/05/mortgage-rates-drop.html

What do you think? Will rates keep on dropping? Could 30-year, fixed averages dip below 6% this year? Plenty to keep an eye on.

Not all home sales are easy. I listed this Nolensville home for sale during a slow Q4 2024... had a contract fall apart during the buyer's loan underwriting... got a second contract that was home sale-contingent... and then unexpected repairs were needed.

Perseverance won the day, though, and my clients sold their home for 99.3% of asking price and moved into a brand new home on a gorgeous lot in Shelbyville. Congrats to Rob & Andrea!
