This is the first buyers market I've experienced as a real estate professional since entering this field in 2015.

Pricing as a seller is everything. Days on market are significantly lower at 9 days when there are zero price reductions. DOM significantly increases to 50 days with at least one price reduction. And it doesn't matter if a price adjustment is made within two weeks of entering the market.

If you're a buyer, interest rates aren't expected to decrease anytime soon. However, there are seller and lender concessions that can lower your monthly mortgage payment and/ lessen the amount of money you need to bring to the table!

Today, the City of Cincinnati activated a hotline for residents and business owners who were impacted by flash flooding on July 17 and July 21 and have not yet contacted Metropolitan Sewer District. Please call (513) 323-7995 to speak with a representative.

The City has already contacted the 40 properties that may have been impacted from the Duck Creek Floodgate not closing. If you are one of those property owners, please call the phone number provided to you if you have not already done so.

City staff continue to work with urgency to gather necessary information from residents impacted by the flood to complete the intake and review process. We expect residents who qualify will begin to receive checks within the next few weeks.

It’s a great time to be a buyer.

🎶 *Back to life, back to reality…

For the first time since I entered real estate in 2015, buyers have meaningful negotiating power again. More listings are reducing their prices, homes are taking longer to sell, and buyers often have more room to negotiate on price, repairs, and closing costs.

Not going to lie—a market correction was needed.

This does not mean every home is a bargain or every neighborhood is officially a buyer’s market. But the balance has shifted, and prepared buyers have opportunities that simply were not available a few years ago.
