This is a 1990ies deck being evaluated during a home inspection. Decks of this time period often lack ledger flashing and pan flashing under the exterior door. Ledger flashing prevents water from getting behind the deck ledger board, causing water damage to the ledger board and subflooring.
These pictures show correct ledger flashing from another home, and the water pe*******on results from the lack of ledger flashing in this older home. You can see the water affecting the subfloor of the home adjacent to the deck.

I see this at so many well heads. These open access points or even ones that have wires running down through them should be sealed. Open holes or gaps allow unwanted material to enter the well. Unwanted material can create an issue with water quality.
Small task can save a large headache.

This girl is so much fun! She chased me up the driveway trying to get me with the hose. Then made water drop S'es in the air. At the end she is ready to run down the driveway and spray her Mimi.

We had to crawl to get to this part of the attic. One truss was broken in 2 locations. The 1st break had been addressed with one sister 2x4. Best practices would require a sister 2x4 on each side of the break to sandwich the break between the two, 2x4s.
The 2nd break was not addressed. Unfortunately, this repair should have been made before the foam insulation was installed. This repair will require cutting away foam to access the break completely.
Unfortunately, the owner did not have a thorough inspection when he originally purchased the home.

Double tapping ( two conductors under one pressure lug) is not allowed unless the lug is rated for it. Also, at the service entrance to home, The neutral conductor (white) should always be alone under the pressure screw in the block. This will need to be addressed.
