✍🏼 Comment “Trellis” and I’ll show you how it works.

You heard that right.

In the ’70s, you could buy a Brownstone in NYC for $1.

Missed that window? Same here.

So I built a new way to own one, for 20% less.

It’s called City Trellis: a new model for community living and shared ownership.

When I bought my first apartment in 2005, my broker had no data and no real answers. I was not impressed.

So when I got into real estate, I built my own system. Every decision I make is backed by data so that I can help you make informed and better decisions.

That’s how I closed a $34M West Village penthouse. I redesigned the layout with the developer so it worked for both the buyer and the seller.

Now I’m the developer too.

And I’m bringing those strategies to you through City Trellis.

How much would it cost to rent Carrie Bradshaw’s apartment from S*x and the City? 🏙️

Carrie’s place is a classic brownstone studio on the Upper East Side located at 245 East 73rd Street. But here’s the twist: the famous stoop you see on screen actually belongs to a building at 66 Perry Street in the West Village.

Her apartment is a studio with a kitchen, a bedroom alcove, one bathroom, and that iconic closet Carrie always wished was bigger.

Follow for Samantha’s breakdown next 👀

Her divorce meant selling the brownstone her kids grew up in.

She was a schoolteacher. Buying out her ex wasn’t an option because she didn’t know how to.

So I showed her.
🔹We turned her brownstone into condos
🔹 Sold the upper half to investors
🔹 Used that money to buy out her ex
🔹 Structured the buyout as a tax-free transfer as part of the divorce

She kept her home. Her kids kept their home.

This is exactly why I’m in real estate.

Most buyers look only at the views and the square footage. Fully informed buyers look at things that will cost money in the future.

1️⃣ The flood zone. Hurricane Sandy in 2012 was a lesson New York shouldn’t forget. Check whether the property is in a flood zone, and ask where the building’s mechanicals are. Boilers and electrical systems in the basement are far more exposed than ones on the roof which can cost a home-owner $10,000+ in the future.

2️⃣ Water stains. Look up at the ceiling. Look under the sinks. If it originates in your unit and damages other apartments below you, a water leak could cost you $5,000 - $100,000.

3️⃣ Electrical Panel. If you see Federal Pacific, you know it needs to be replaced, especially in pre-war buildings. That’s $8,000 - $10,000.

4️⃣ Air Conditioner. Central air, ductless split systems, through-wall units, and PTACs all perform differently. Depending on the system and the apartment, your summer electric bill can be $50 or $500 per month.

5️⃣ Landmark status. If the building or the neighborhood is landmarked, new construction is much harder, so future supply stays limited and your view is better protected. Good supply and demand dynamics is the difference between your home increasing in value from $100,000 to $1,000,000.

This is just a few examples of how we help our clients using our TOP 10% METHOD™ that leads them to success.

5 weird things to check before you buy in New York 🗽

1️⃣ The flood zone. Hurricane Sandy in 2012 was a lesson New York shouldn’t forget. Check whether the property is in a flood zone, and ask where the building’s mechanicals are. Boilers and electrical systems in the basement are far more exposed than ones on the roof.

2️⃣ The neighborhood at different hours. Visit on a weekday at rush hour and again during weekend brunch. That’s how you see what everyday life on the block actually looks like.

3️⃣ Landmark status. If the building or the neighborhood is landmarked, new construction is much harder, so future supply stays limited and your view is better protected. The trade-off: ornate historic buildings can cost more to maintain.

4️⃣ Cell service. Prewar buildings have thick walls that can block your signal. Walk through every room, including bathrooms, closets, and storage, and make an actual call in each one.

5️⃣ Water pressure. Many New York buildings pump water up to a rooftop tank, and it flows down from there. Apartments on the top floors, right below the tank, can end up with weak pressure. Turn on the shower before you fall in love with the penthouse.

Save this for your next showing, and DM me the word “BUY” if you want a second set of eyes before you make an offer.
