Tenant left. The loft was NOT empty. 😳

Swings every twenty feet. Vi*****rs, double-headed di**os, butt plugs, ball gags flying around like it was a damn toy store. 40 years in multifamily and this one still tops the list.

Moral of the story: your lease, your screening, and your move-out inspection are not optional. Skip them and you’ll learn it the hard way, just like I did.

Are landlords the villains? No.

Landlords get villainized because of a couple of bad apples and a ton of misinformation. Most people have no idea what landlords actually deal with.

Here’s what decades in this business taught me: the second a tenant is facing eviction, ALL the problems show up. Funny how that works.

That’s why you document everything. Every month, send the same email: “Any problems? Whether you pay or don’t pay, we’ll fix it. Comment Mentor for more pro Real Estate tips.

Landlords have become the new most hated people in the world. It used to be lawyers!

So what changed?

Expenses are out of control. Regulations are out of control. Taxes, insurance, repairs - everything keeps going up.

When a landlord has to keep an apartment empty just to break even, you know something is wrong.

Yet everybody blames the landlord when rents go up.

Look at the numbers behind the business before you point fingers.

You won’t believe what we found in this apartment…

A sheriff shows up to evict a tenant, and somehow the tenant tries to take HIM hostage. When that doesn’t work, he holds himself hostage inside the apartment for hours before finally turning himself in.

And once we finally got inside? Let’s just say we found something unexpected.👀

What do you think we found in the apartment?

And for all the landlords out there… What’s the craziest thing you’ve ever found left behind by a tenant? Drop it in the comments!

“Why are you always at your properties?”

Visiting your properties regularly lets you catch small problems before they become expensive ones.

You need to walk the building. Check the roof. Look for water, infiltration, damage, and problems that havent become obvious yet.

You can’t always manage a property from behind a desk. I’m not there because I have nothing better to do.

I’m there because I’m looking for what can go wrong before it does.

What do I look at when I’m buying a building?

Before I even get to the property, I run the numbers over and over again.

Then I show up and start looking at the building from the outside in - sometimes even parking down the block to see what I can see from a distance.

Basement first. Water damage. Fire damage. Electrical. Plumbing.

Then work your way up to the roof and into the apartments. Check the water pressure. Check the pipes. Look for the problems you can’t see on the listing.

Because buying a building isn’t just about what the numbers say on paper.

You have to know what you’re looking at.

That’s where experience matters.

Your first deal? Add 15–20% to the expenses.

The numbers you see today are going to change.

I recently had a client thank me for telling him this.

His property got reassessed.
His taxes went up.
His private sanitation fuel surcharge doubled.

If he hadn’t prepared for those increases, he could’ve ended up upside down.

That’s the part nobody tells you when you’re looking at the deal.

The numbers are going to change — and they ain’t gonna get better.

Build in some room. Prepare for the unexpected.

Because the deal has to work after the numbers change, not just when everything goes right.

Grateful for the opportunity to join this morning and speak on an important issue developing here in New York City with the Mayor Mamdani.

Housing policy affects everybody - owners, tenants, and the future of our neighborhoods.

Grateful to bring real-world perspective to the conversation and help shine a light on what’s at stake.

Everybody complains about rent going up… but nobody talks about why.

Taxes go up. Insurance goes up.

And those costs eventually get passed onto the tenant.

Maybe if people stopped abusing the system with nonsense claims, costs would stop climbing so fast.
