What does NNN mean in a retail lease?

NNN, or Triple Net, refers to lease expenses that tenants typically pay in addition to base rent. NNN charges generally include property taxes, property insurance, and Common Area Maintenance (CAM) costs.

When evaluating retail space for lease, it's important to understand both base rent and NNN expenses to determine your total occupancy cost. Knowing how NNN charges work can help retailers, entrepreneurs, and small business owners make more informed leasing decisions.

What is CAM (Common Area Maintenance) in a retail lease?

CAM (Common Area Maintenance) refers to the shared costs of maintaining common areas within a shopping center, such as landscaping, parking lot upkeep, lighting, and cleaning. These costs are typically paid by tenants in addition to base rent and help keep the property operating and looking its best.

Understanding CAM costs can help entrepreneurs and small business owners accurately evaluate the total cost of leasing a storefront.

What Do CAM and NNN Mean When Leasing Retail Space?

If you're leasing retail space, you've probably seen terms like CAM and NNN.

CAM (Common Area Maintenance) covers shared property expenses such as landscaping, parking lot maintenance, lighting, and other costs associated with maintaining common areas.

NNN (Triple Net) charges typically include CAM expenses, plus property taxes and property insurance.

These costs are generally paid in addition to base rent and may fluctuate over time based on actual property expenses. Understanding CAM and NNN costs can help entrepreneurs, retailers, and small business owners better evaluate the total cost of leasing a storefront.

What keeps customers coming back?

For many successful businesses, the answer is simple: community.

In our latest Local Legends episode, we visit Katy Trail Ice House at Preston Park Village in Plano, Texas, where creating memorable experiences and meaningful local connections has helped turn first-time visitors into loyal customers.

Inspired by Austin's b**r garden culture, Katy Trail Ice House - Patio has built more than a restaurant. It's created a gathering place where families, friends, and neighbors come together. Through community events, local partnerships, charitable giving, and a unique outdoor atmosphere, the brand has become a destination people return to time and again.

For entrepreneurs, there's an important lesson here: customers aren't just looking for products or services. They're looking for experiences, connections, and businesses that feel like part of the community.

Watch the full story to see how customer experience, community involvement, and the right location can work together to build loyalty and long-term success.

What is specialty leasing?

Specialty leasing creates opportunities for businesses to bring their products, services, and ideas directly to shoppers through temporary retail space in shopping centers.

Specialty leasing gives entrepreneurs, small businesses, online brands, and growing companies access to short-term retail space in high-traffic shopping centers without the commitment of a traditional long-term lease. It's a flexible way to test a concept, launch a product, build brand awareness, and connect with new customers.

Today, Brixmor Property Group and Everview Partners announced they have entered into definitive agreements to acquire Slate Grocery REIT in a transaction valued at $2.34 billion. Under the terms, Brixmor is adding 23 grocery-anchored shopping centers to its portfolio, while expanding the reach of its operating platform across an additional 92 centers through a capital-efficient joint venture structure with Everview. The 23-asset portfolio Brixmor is acquiring includes approximately 3 million square feet, approximately 96% leased, and is located entirely within the Company's existing operating footprint primarily in Florida, Georgia, and the Carolinas.

Brixmor will acquire the 23-center portfolio for approximately $636 million and hold a 20% common equity interest in a joint venture with Everview that will acquire the remaining 92 shopping centers for approximately $1.71 billion.

What makes this transaction compelling is not just the scale. It is the opportunity to create value over time.

Brixmor sees meaningful opportunities to drive long-term growth through leasing, remerchandising, redevelopment, and outparcel development initiatives.

The transaction aligns with Brixmor's strategy of investing in high-quality grocery-anchored centers in markets we know well, leveraging our operating platform at scale, and creating sustainable value for shareholders. The transaction is expected to be immediately accretive while preserving balance sheet strength and flexibility for future opportunities.

Brixmor teams across the country came together for our annual Jim Taylor Day of Service, honoring the legacy of our former CEO, Jim Taylor, and his belief that strong companies have a responsibility to strengthen and give back to the communities they serve.

Food drives at our shopping centers were a major focus of this year's efforts. Through the generosity of our teams, partners, and local communities, these initiatives generated more than 36,000 pounds of food for families in need, helping make a meaningful difference in neighborhoods across the country.

Beyond the food drives, teams partnered with local organizations to give back in ways unique to their communities. In Orlando, team members decorated and filled duffle bags for Foster Love to support children entering foster care. Our Dallas office volunteered at A ReStore by Habitat for Humanity, Detroit partnered with the Troy Nature Society to remove invasive buckthorn and preserve local habitats, and our New York City office delivered meals through Citymeals on Wheels to support homebound older adults. These efforts are just a few examples of the many volunteer projects completed across the country.

Thank you to our teams, community partners, vendors, and nonprofit organizations for helping make this year's service day such a success.

Jim's legacy lives on through the culture of service he inspired, and we're proud to continue that tradition in the communities where we live, work, and serve.

Fresh food, healthier choices and thriving retail go hand in hand.

Sprouts Farmers Market recently celebrated the grand opening of its first Westchester County store and second New York location at Dalewood Shopping Center. As one of the fastest-growing specialty grocery retailers in the country, Sprouts brings fresh produce, natural and organic foods, and a wellness-focused shopping experience to the community.

The opening is another example of what happens when leading brands invest in great locations. Strong retail destinations create more reasons for people to visit, shop, dine and spend time in a center, benefiting retailers, neighboring businesses and the community alike.

Whether you're a growing restaurant, salon, boutique or service provider, being part of a vibrant retail ecosystem can help your business reach more customers and thrive.
