Interest rate and APR are not the same thing, and the difference matters.

The interest rate is what you pay on the loan itself. The APR folds in the lender fees and spreads them over the life of the loan. It is the truer cost of borrowing.

So when you compare two offers, compare the APR, not just the rate. A lower rate with high fees can cost you more than a slightly higher rate with low fees.

Lenders have to disclose both. Most buyers only look at one.

Read both. Ask about both. Then decide.

Your debt-to-income ratio is the number that decides more than your credit score does.

It is simple. Add up your monthly debts. Divide by your monthly income. That percentage tells the lender how much of your paycheck is already spoken for before a mortgage payment enters the picture.

Car payment, student loans, minimums on the cards, all of it counts. The lower the number, the more house you can carry.

Most first-time buyers have no idea what theirs is until a lender runs it. Then they are surprised, one way or the other.

You do not need 20% down to buy in New York. There are programs for 3.5%, some with 3%, and assistance that covers part of it for buyers who qualify. The bigger mistake I see is buyers who waited three years saving for 20% while prices climbed faster than their savings. Start with what you can do now, not the perfect number in your head.
