One of New York City’s most unexpected landmarks? A mailbox. 📫

Inside GFP Real Estate’s historic Film Center Building at 630 Ninth Avenue, even the smallest architectural details have a story to tell.

Built in 1928–1929 and designed by renowned architect Ely Jacques Kahn, the building originally served New York’s thriving motion picture industry. Its spectacular Art Deco lobby remains one of Manhattan’s finest examples of the era, featuring intricate mosaics, geometric ceilings, decorative metalwork and a particularly remarkable piece of history: its original mailbox.

When the NYC Landmarks Preservation Commission designated the building’s first-floor interior a landmark in 1982, the mailbox was specifically included among the protected architectural features. With its distinctive red circular accents, bold Art Deco lettering and intricate metalwork, it’s a reminder that great design extends to even the most functional details.

Nearly a century later, GFP Real Estate is proud to preserve the architectural character and craftsmanship that make New York City’s historic buildings so extraordinary.

Swipe through for a closer look at a little piece of NYC history hiding in plain sight.

GFP Real Estate recently signed three office leasing transactions totaling 11,078 square feet at 630 Ninth Avenue, known as the Film Center Building, in Hell’s Kitchen.

An Claidheamh Soluis Inc., doing business as Irish Arts Center, signed a new three-year lease for 4,422 square feet on the 14th floor.

Climate Museum, an existing tenant at the property since 2021, signed a direct, one-year extension for its 2,941-square-foot office on the 10th floor.

In the third transaction, theatrical management firm Thompson Turner Productions LLC renewed its 3,715-square-foot office on the 11th floor, signing a five-year lease renewal.

“These transactions reflect the diversity of organizations that continue to find a home at 630 Ninth Avenue, from arts and cultural institutions to creative businesses,” said Mandell. “Just as importantly, we’re seeing existing tenants choose to remain in the building while welcoming new organizations to the property, which speaks to the value, flexibility and location we are able to offer.”

Built in 1929 by architect Ely Khan, 630 Ninth Ave. is a historic office building comprising more than 275,000 square feet. The newly renovated building once only catered to businesses involved in theater, film and music and is in HellsKitchen neighborhood, just moments away from the TheaterDistrict. The location provides easy access to many dining options and transportation services, including the Port Authority Bus Terminal, The NY Waterway Ferry, the Lincoln Tunnel, and multiple subway lines.

Behind every great building are the people who give it character.

At GFP Real Estate’s 594 Broadway, Jonathan Glass is one of those people. Beyond being part of the community that makes the building special, Jonathan is also a gifted artist whose creativity extends well beyond his day-to-day work.

We’re proud that our buildings are home to people with stories, talents and passions all their own — and grateful to Doorman Stories for taking the time to spotlight Jonathan and share his extraordinary talent.

Because real estate is ultimately about more than buildings. It’s about the people inside them.

GFP Real Estate recently announced Comcast Advertising’s 140,000-square-foot long-term lease at 1540 Broadway in Times Square. The transaction ranks among the largest office commitments completed in Midtown Manhattan this year and serves as the cornerstone of the building’s recent leasing momentum.

The leasing activity reinforces growing demand for next-generation office space at the 907,000-square-foot NYC tower as construction advances on the well-received repositioning.

The building’s new offering includes more than 45,000 square feet of new tenant amenities designed by Fogarty Finger, anchored by a 27,000-square-foot wellness and collaboration space on the eighth floor and an 18,500-square-foot executive lounge and private club with landscaped terrace on the 36th floor. Build-out is underway, with the amenities scheduled to open to tenants in January 2027.

Ownership continues to see strong interest from media, technology, financial services and professional services firms. With multiple active negotiations underway, ownership expects the building to achieve near-full occupancy by year-end. The building’s largest remaining contiguous block of availability is approximately 120,000 square feet – a unique opportunity in an increasingly active Midtown leasing market.
