Your seller knows. You don’t. Totally legal. 🤫

In Louisiana, a home’s dark history doesn’t have to be disclosed. Ever. Notary John Costello explains the law most buyers never hear about until it’s too late.

Sleep tight. 🕯️

Is your dream home a little too lively after dark? 👻 In Louisiana, sellers don’t have to tell you about a haunting or a home’s tragic history. But one New York court actually ruled a house legally haunted. Swipe for the story, then tag the agent who has a listing with “character.” 🏚️

Buying a home with your partner but not married? Watch this before you sign. 👇

Attorney Olivia Byers explains what many couples don’t realize. In Louisiana, if an unmarried partner dies without a will, their share of the home does NOT go to the surviving partner. With no kids, it typically goes to the deceased partner’s siblings and, depending on the situation, their parents.

That means you could suddenly co-own your home with your partner’s family.

A few things to know:
1. Louisiana doesn’t recognize “right of survivorship” on a deed the way many other states do. Putting both names on the title doesn’t automatically protect you.
2. A valid will (testament) is the simplest way to make sure your share goes where you want it to.
3. A co-ownership agreement can spell out what happens if you split up or one of you dies.
4. Talk to an attorney before closing, not after.

We don’t do this for the reviews, but we’re not going to pretend they don’t make our whole week. 👑

Every closing table holds someone’s dream, someone’s fresh start, someone’s hard-earned milestone. Getting to be there for that is the best part of what we do.

Thank you to the agents, buyers, sellers, and lenders who keep trusting Title Stream with the moments that matter. If we’ve had the privilege of closing with you, we’d love to hear about it.😊

In Louisiana, certain closing documents must be signed as an authentic act. That means in person, in front of a notary and two witnesses. It’s part of our civil law tradition, and it’s what gives these documents their legal weight. They hold up without anyone having to prove the signatures later.

E-signing and remote notarization work for a lot of things, but they don’t count for authentic acts here.

So when we ask you to come to the closing table, it’s not old-fashioned. It’s to protect you. 🏡

Rest in peace. 💀 Swipe → then tell us what you’d add.

Our Northshore team had the honor of closing a Habitat for Humanity home, and we're still smiling about it. 🏡

Behind every Habitat house are sweat-equity hours, homebuyer classes, volunteers on Saturday mornings, and a family who kept showing up until the dream had an address. By the time they get to the closing table, they've already done the hard part.

Our part is to make sure that last step is worthy of everything that came before it. Every file is reviewed by our own local attorneys, and every buyer leaves understanding what they signed and what they own.

We're proud to partner with Habitat for Humanity and proud to be one small chapter in a story that starts with a vision and ends with a set of keys.

Closing a Habitat home on the Northshore? We'd be honored to be part of your story too.🔑
