Power Realty Tuesday Tip!

When selling your home, all utilities must be on at the time of the home inspection unless otherwise specified in the contract!
Seller will be responsible for any fees if inspector has to return to the property and the inspection/ due diligence period will be delayed until all utilities are ON! Time is of the essence, don’t delay your contract!

Home selling tip of the week.

As a seller…always confirm that you have a shut off date for your utilities for the day after closing. In the event closing / sale is delayed or final walkthrough happens an hour before closing, you don’t want to risk utilities being turned off and closing being delayed! Per the La . purchase agreement ,utilities must be provided for a final walkthrough.

50+% of the time I’m told the “buyers have called in the transfer. It’s all set up” (but it’s not). As a buyer, ask your realtor or broker a week before closing to send you all the phone numbers of the utility companies in your parish of purchase so it will all transfer smoothly!
