Sometimes it happens quickly. Sometimes it takes a little longer.

I'm so happy to share that 1210 Greendale Avenue #338 in Needham is UNDER AGREEMENT!

This one has quite a story.

We started talking about selling back in January, spent time preparing the property, and officially launched in May.

But the condominium market was changing. More competition, longer market times, and buyers who were very specific about what they wanted.

So we kept working.

We marketed to downsizers, renters considering homeownership, and people who might want more space without leaving the community they love.

We mailed postcards, created videos, ran digital advertising, shared social media campaigns, reached out to agents, followed up with buyers, and conducted more than 20 private showings.

And as the market evolved, we adjusted our strategy, including pricing and how we presented the property's value.

Then a buyer who had researched the property online scheduled a showing. They loved the space, the light, the privacy, and the convenience of the utilities included in the condo fee.

And now we're under agreement!

One of the things I always tell sellers is that marketing isn't something you do once and then hope for the best. It's an ongoing process of evaluating, adjusting, communicating, and continuing to create opportunities.

I'm especially happy for my sellers, who trusted the process and worked with me every step of the way.

Take a look through the carousel for a little behind-the-scenes look at this one!

What do Needham’s town flower and illustrator N.C. Wyeth have in common? A house at 178 South Street.

Built around 1776, this home has a remarkable history. Tonight, I’ll be presenting the proposal to establish it as a Local Historic District at Needham’s Special Town Meeting.

As a lifelong Needham resident and Chair of the Historic District Commission, I’m grateful to help preserve the places that connect us to our town’s past.

I’ve shared the house’s story, what the designation would mean, and answers to a few common questions on my blog.

Hey everybody. I heard two things this weekend that gave me pause.

First, a lender told me he’s writing a lot of pre-approvals right now. His takeaway was pretty simple: if buyers can afford the monthly payment, they’re buying the house.

Second, we’re noticing that some homes that have been sitting on the market for a little while are now accepting offers.

And I think those two things together tell us something: **buyers are out there.**

Yes, interest rates are still a factor. But buyers who are comfortable with the payment aren’t necessarily waiting for rates to come down.

So if you’ve been thinking about selling, or wondering whether buyers are actually out there right now, this might be a good time to have the conversation.

If you’ve got questions about what that looks like for your house, please reach out. I’m always happy to help.

You don't have to love everything about a house on day one!

A buyer said something to me over the weekend that I haven't stopped thinking about.

"I'm going to fall in love with this home over time as I make it my own."

What a great way to approach buying a home!

They were focused on the things that mattered most: budget, location and whether the space worked for them.

The paint colors? Those can change. The decorating? That can change too.

Now, I'm not suggesting you overlook major repairs or buy a house that doesn't meet your needs. But I do think there's something to be said for recognizing a home's potential rather than expecting perfection.

Sometimes you fall in love with a house immediately. Other times, you fall in love with it as you make it your own.

I put together a few thoughts on what really matters when buying a home. Take a look!

And I'm curious, what's something you've changed about your home that made you love it even more?
