Coffee on the corner. Dinner at City House. An afternoon in Bicentennial Capitol State Park. A ballgame at First Horizon Park. All within a few blocks of Hanover.

Grant Hammond Set on one of the last full city blocks in Historic Germantown, Hanover is surrounded by restaurants, bars, coffee shops, parks and Greenway c***ections that lead to the riverfront. In our new podcast, developers Steve Ezell and Mike Hartley of Trimark and architects Michael Ward and Brian Haun of Allard Ward Architects talk about why that matters.

The full episode covers it all: the neighborhood, the materials, the quiet, the thinking behind every home and so much more.

The definition of luxury in Middle Tennessee is being completely rewritten by a massive shift in corporate and personal wealth.

A recent Bloomberg investigation reveals that sales of Nashville area homes priced over $3 million have roughly tripled since 2017. This surge is fueled by a steady coastal migration. Affluent households and key decision makers are trading major markets like Los Angeles, Chicago, and New York for a very different way of life. The draw comes down to a compelling mix of lifestyle upgrades, sprawling private acreage, and highly favorable tax advantages.

Corporate momentum is rapidly accelerating this trend. With industry giants like AllianceBernstein and Oracle establishing major local footprints, the region is drawing in a new tier of executives, investors, and high net worth households. This influx of immense purchasing power is elevating the top end of the market and building a vast ecosystem of high end services around it.

As this wave of corporate investment and private wealth continues to settle into the region, how much further can this ultra luxury segment grow?

The shift to a buyer's market was not a temporary blip. September confirms Middle Tennessee real estate is entering a broader slowdown.

Demand has pulled back significantly. With the 30-year mortgage rate surging from 6.49% in June to 7.28% by October, buyers face a strange reality. The median home price dropped from $460,000 in May to $444,000 in September, yet the monthly payment actually got more expensive.

We do not have an oversupply of homes, as new listings are down 19%. We simply have fewer buyers willing to accept today's borrowing costs.

Prices are not crashing, but the fourth quarter is starting with a shrinking pipeline. Buyers should leverage homes sitting over 60 days to negotiate price, closing costs, and rate buydowns. Sellers must stop testing the market and price based strictly on recent closed sales.

Plan for the market we actually have, not the rate drop everyone hopes will save us.

The Titans’ new $2.2 billion stadium is the project unlocking the massive real estate potential of Nashville’s East Bank. When the 60,000-seat venue opens in February 2027, tearing down the current facility will free up 29 acres of prime riverfront property. This newly available land sits right between downtown and the East Bank core, setting a completely new ceiling for property values and density across the district.

Construction is well past the 75 percent mark, and you can already see the massive structure on the skyline. The 1.7 million square foot facility features a translucent ETFE roof and advanced staging to host year-round events like the Super Bowl or Final Four. Bringing in that steady stream of national entertainment is the main economic engine designed to help the city compete with rival markets nationwide.

12 closed in September. $8M+ sold. From a Germantown loft to a Cottontown acre, with Nolensville, Madison, Mt. Juliet, Hermitage, Murfreesboro, Salemtown and Midtown in between.
