One of downtown's go-to burger spots is relocating, not closing. Brooks Burgers has to leave 330 Ninth St S by Nov 30 as the building heads for redevelopment. Owner Todd Brooks signed a lease at 1200 Central Ave, the former Alley and Mini Bar space, and is aiming to reopen around Dec 1 as Brooks Burgers & Bar. The North Naples Pavilion location stays open.

Steak lovers, Coastland Center has you covered 🥩

Two new restaurants are on the way. Oar & Iron Raw Bar & Grill, with seafood, steaks and a raw bar, is going up in the Macy's parking lot and is targeting a December 2026 opening. Rodizio Grill is turning the old Aurelio's Pizza space into a Brazilian steakhouse where gauchos carve meats tableside, with an opening expected in late 2026 or early 2027. Atlantic Forge Mediterranean Steakhouse is also on the way in the former Uncle Julio's.

Seafood lovers, this one's for you 🦪

Buck & Rider, the seafood restaurant from the Phoenix/Scottsdale area, is coming to Waterside Shops in North Naples. It will be their first location in Florida, and they're moving into the former Brio Italian Grille space.

What to look forward to: an open kitchen, a raw bar that changes daily, and indoor-outdoor seating. It's not open yet. The team is targeting early 2027, so there's a little time to start planning that first oyster order.

A quiet but notable Port Royal story: a private trust has put together about 18.5 acres of Gulf-front land on Gordon Drive for roughly $311 million.

That includes the record $225M DeGroote compound from April 2025, plus 2100 Gordon Drive at $86M in June 2026. Demolition is underway or approved on several of the lots—and who the buyer is, or what they’re planning, still isn’t public.

It’s another reminder of how scarce large Gulf-front holdings are in Port Royal.
