Naples real estate is sending an important message to buyers and sellers.
The market is changing, but perhaps not in the way everyone expects.
According to the Naples Area Board of REALTORS® August 2026 market report:
• 622 closed sales, up 1.1% year over year.
• 4,093 properties in inventory, down 16.3%.
• $575,000 median closed price, down 1.7%.
• 5.4 months of housing supply, compared with 8.1 months a year earlier.
• 99 days on market, compared with 107 the previous August.
Here's what stands out to me.
Inventory is tightening, transactions are continuing, and buyers remain sensitive to value.
But Naples is not one uniform real estate market.
The dynamics of a Port Royal waterfront estate can be dramatically different from those of a Pelican Bay condominium or a single-family home in a golf community.
That's why broad headlines don't tell the entire story.
Real estate decisions should be driven by local evidence, not national headlines.
What are you seeing in your market: more negotiating opportunities or increasing competition?
