Thinking about buying a home or condo in Florida, but wondering if you should wait until “season”?

Here’s something you may want to keep on your radar.

Florida voters will decide on Amendment 3 this November, and if it passes, the homestead exemption for non-school property taxes would increase significantly beginning in 2027.

For Florida residents established by December 31, 2026, the exemption would increase to $150,000 in 2027 and $250,000 in 2028.

But there’s a big difference for new Florida residents after that date. They would initially receive the current homestead exemption, with the larger exemption beginning in the fifth year.

So if a Florida move has already been on your mind, this is definitely something worth knowing about before deciding whether to buy now or wait.

As always, there are a lot of factors that go into when and where to buy. If you’re looking in Naples or Southwest Florida and want to talk through your options, send me a message.

Hockey has taught me a lot about grit.

You show up. You work hard. You keep going when things don’t go your way.

That’s pretty much how I approach real estate too.

I’m still a licensed attorney, I’m a hockey mom, and I’ve spent years helping people negotiate contracts and make big decisions.

Real estate is personal to me because buying or selling a home is a big deal. I want my clients to know I’m going to work hard, pay attention to the details, and be in their corner from start to finish.

Hockey mom mentality, but make it real estate. 🏒🏡

What are you doing this weekend? 🌴

If you live in Pelican Bay, your Saturday could look a little different…

☀️ Take the tram through the mangroves to the beach
🏖️ Spend the morning with your toes in the sand
🥗 Have lunch beachfront at The Sandbar or Marker 36
🎾 Play a little tennis or pickleball
💪 Get a workout in at the Community Center
🍹 Grab a drink at The Nest overlooking Clam Pass
🌅 End the day watching the sunset over the Gulf

And then go home to one of these…

✨ Bay Villas — a beautifully updated private villa with its own pool, two-car garage and tropical outdoor space

✨ The Dorchester — a remodeled first-floor residence with 12-foot ceilings and an incredible location just steps from the South Beach boardwalk

Two completely different homes. One incredible Pelican Bay lifestyle.

I currently have two opportunities available in Pelican Bay. Message me for details or to schedule a private showing.

The more you know….

Thinking about selling your home? One of the biggest mistakes I see is focusing only on the list price.

The highest offer isn’t always the best offer.

Financing, inspection terms, appraisal contingencies, closing dates, deposits and other contract terms can make a significant difference in how smoothly a transaction goes .. and what you ultimately walk away with.

My background as a licensed attorney has made me particularly detail-oriented when it comes to contracts and negotiations. When I present an offer to a seller, I want them to understand the entire offer - not just the number at the top.

If you’re considering selling in Naples or Southwest Florida and want to talk through what that process looks like in today’s market, I’m always happy to have a conversation.

Taking a brief break from the hockey mom posts… 🏒

While I’m always proud of the boys (Dave included), today I’m taking a moment to reflect on something I’m proud of myself for as well.

When I stepped away from my legal career and into real estate, I had no idea where the journey would lead. Since then, I’ve had the privilege of helping more than 125 families buy and sell their own slice of paradise in Southwest Florida.

What sets me apart isn’t just my love of negotiations or my determination to get the best possible outcome for my clients (although I do like putting that law degree to good use 😉). It’s my commitment to every single person who trusts me with one of the biggest decisions of their lives.

There have been countless sleepless nights worrying about clients, contracts, inspections, financing, and every detail of every transaction. I’ve never been someone who looks for shortcuts. I was raised to believe that hard work, integrity, and going the extra mile are what truly set you apart. Those values built my legal career, and they’ve built my real estate business as well.

I firmly believe that when you do right by people, God rewards you in ways you never expect. My business has been built on relationships, referrals, trust, and hard work…and for that, I am incredibly grateful.

So thank you to every client, friend, family member, colleague, and supporter who has believed in me, trusted me, referred me, and encouraged me along the way. I don’t take any of it for granted.

Today, I opened an email that reminded me that all the hard work, sacrifice, and dedication have been worth it. I am humbled, grateful, and more motivated than ever to continue serving this amazing community.

❤️ Thank you for being part of this journey.

It’s taken me a couple weeks to write this because if you know me… you know how close I am to my boys. So if you’re at Costco, feel free to grab me some Kleenex 🤍

Paxton is heading back to his hometown to play 18U AAA with HoneyBaked Hockey next season. Completely unexpected- and I’ll never forget getting that text from him at a combine saying he had multiple tenders from junior teams all over the country. Yes… I absolutely screamed and cried in the middle of Magic Kingdom.

After doing his (very detailed) research, he knew this was the right fit - surrounded by family, friends, and a place to keep growing.

We couldn’t be more proud… but wow, the house is going to feel different without the constant Xbox noise and pucks flying in the garage. This is a huge step, and he’s earned every bit of it.

For the parents heading into tryouts next week—chasing the “A”… chase the coach. The politics are real. Paxton only played four years of travel (starting at the bottom of 14U because they needed players), and the right coaching made all the difference. His grit and drive to always get better is what got him these offers—not worrying about what letter team he was on.

So proud of what Dave and his 16U team built—undefeated their first year and fewer than five losses in 60+ games last season. The work these boys put in is incredible, and it’s showing with the opportunities they’re earning and contracts being signed this week.

Thank you , , and for helping shape this next step.

And 14U… you’re up next. Coach Dave is ready to roll.
