Two markets. Two completely different stories.
I'm licensed in Illinois and Florida, and right now the numbers in my two markets are moving in opposite directions.
CHICAGO
Median sale price: $426,255 - up 9.3% year over year
Days on market: 49, down from 52
Sale-to-list ratio: 101.4% - the average home is closing above asking
7,541 homes sold, up 2%
NAPLES
Median sale price: $1,204,203 - down 14% year over year
Days on market: 124
Sale-to-list ratio: 92.8% - buyers are negotiating roughly 7% off
278 homes sold, up 15.8%
What that actually means:
Selling in Chicago? You have the leverage. Homes are clearing above list and moving in under two months.
Buying in Naples? You have the leverage. Prices have come down hard, sellers are taking less than they ask, and for the first time in years there is time to think it over.
Doing both - selling up north, buying down south? That is about as favorable a setup as you are going to see.
Questions about either market, send me a message.
