Price Cuts Hit 1 in 5 Listings
As someone who’s had the pleasure of calling the Grand Strand home for over three decades, I’ve seen firsthand how our real estate market weathers its ups and downs. Recently, price adjustments have become more common—about one in five listings saw a price cut in late Q3, while less than 6% were delisted. This tells me sellers are staying in the game and adapting their expectations, rather than stepping away. Mortgage rates have continued their climb, with the conforming 30-year fixed moving from the high-6% range to above 7% during the month—and rising further—while active inventory topped 1.16 million homes. The median listing price dipped slightly, about 1% month-over-month to $419,300, giving buyers a bit more space to negotiate. New listings also slipped about 2% to 395,000. Many buyers are pausing, as higher borrowing costs make it harder to take full advantage of these shifts. As we head into early Q4, it’ll be important to watch whether sellers continue making price reductions and if increased inventory leads to longer selling times. Through every market change, my focus remains on putting my clients’ needs first—helping you navigate these moments with confidence and care, whether you’re buying or selling here in the Carolinas.

Smart Home Buying Tips With Current Mortgage Rates
With mortgage rates holding steady above 7%—the 30-year fixed at 7.12% thanks to ongoing inflation and Federal Reserve decisions—it’s easy to feel uncertain about your next move. However, as someone who’s called the Grand Strand home for over three decades and has guided countless families through changing markets, I can assure you opportunity still exists. This fall, home prices are averaging about 5% lower than in summer, and with the market gradually slowing and inventory rising, there’s real room for negotiation. Whether you’re aiming to buy or sell in North or South Carolina, understanding these shifts can help you make the most of the market’s current landscape.

Housing Data Gives Buyers More Leverage
As someone who’s helped families buy and sell along the Grand Strand for over 30 years, I’ve seen how market shifts can open up new opportunities. Right now, buyers are finding more room to negotiate: about 21% of listings saw price cuts near the end of Q3, and inventory has risen to over 1.16 million homes—getting close to what we used to see before 2020. While affordability remains a challenge with higher mortgage costs, buyer activity has slowed (homes under contract are down about 4% year-over-year for the second month in a row), and the national median list price is now around $419,000—down slightly both month-to-month and year-over-year, with price per square foot also dipping about 2%. Sellers are still active—only about 6% of listings were delisted, steady with last year—but many are becoming more flexible on price. The key question ahead: Will these adjustments bring more buyers to the table, or will the market continue to offer buyers this extra leverage for a while longer? For anyone considering their next move in North or South Carolina, understanding these trends is essential to making a confident decision.
