๐ŸŒด **400+ PEOPLE SPOKE UP. AND THE HIGHWAY PLAN CHANGED!**

Well, how about that for a little Friday good news, Grand Strand? ๐Ÿ˜Ž

SCDOT listened to public feedback and revised its Highway 17 plans in Litchfield. Left-turn access at Litchfield Drive stays in the proposal, and the Bike the Neck path could get an extension!

**And that's just the beginning of what's happening around here!**

๐Ÿ  **MYRTLE BEACH:** Home prices are showing some signs of cooling! In ZIP codes 29572 and 29577, September's median single-family selling price dropped 7% from a year ago to $488,000. Could buyers finally have a little more negotiating room?

โš“ **GEORGETOWN:** Imagine what 46 acres along the Sampit River could become! A marina? Waterfront restaurants? Shops and public spaces? The possibilities are being explored, and residents have a chance to help shape the vision.

๐Ÿ—๏ธ **NORTH MYRTLE BEACH:** Plans for 18 residential lots at Grande Dunes North are under review, along with proposed East Coast Greenway trailhead parking.

๐Ÿ“‰ **MORTGAGE RATE WATCH:** Finally, a little movement in the right direction! Freddie Mac's 30-year fixed average dipped from 7.40% to 7.32%.

Not exactly a mortgage-rate clearance sale, but hey, we'll take a little good news!

๐Ÿ’ก **HERE'S MY TAKE:**

Whether you're buying, selling, or just enjoying life here on the Grand Strand, what's happening in our communities matters.

And staying informed today can help you make smarter decisions tomorrow.

๐Ÿก **COULD OWNING A HOME SOON COST YOU LESS? BIG NEWS OUT OF WASHINGTON!**

If you own a home in Myrtle Beach, Conway, North Myrtle Beach, or anywhere along the Grand Strand, you'll want to know about this. ๐Ÿ‘€

President Trump signed a new housing affordability executive order today, October 22, targeting **FOUR expenses that can make homeownership more costly.**

Here's what could be changing:

โœ… **1. MORTGAGE INSURANCE RELIEF**
Imagine eliminating an unnecessary monthly mortgage insurance payment! A new federal pilot program aims to help qualifying homeowners cancel mortgage insurance once they've met their equity requirements.

โœ… **2. LOWER REFINANCING COSTS**
Thinking about refinancing? The order calls for expanding alternatives to traditional title insurance and reducing certain refinancing expenses.

โœ… **3. MORE AFFORDABLE HOUSING OPTIONS**
A new federal task force will explore ways to make manufactured and factory-built homes more affordable and accessible.

โœ… **4. LOWER RATES ON CERTAIN GOVERNMENT LOANS**
The USDA and VA are being directed to reduce interest rates on single-family home loans made directly by those departments.

๐Ÿšจ **BUT HERE'S WHAT EVERY HOMEOWNER NEEDS TO KNOW:**

The executive order is signed. The savings aren't automatic.

Federal agencies must implement these initiatives, and eligibility will matter.

๐ŸŒด **WHAT DOES THIS MEAN FOR THE GRAND STRAND?**

Potentially lower ownership expenses, more financing flexibility, and additional affordable housing options.

That's encouraging news for buyers and homeowners throughout Horry and Georgetown counties, but the real impact remains to be seen.

๐Ÿ’ฌ **LET'S HEAR FROM YOU!**

Which would make the BIGGEST difference in your household?

๐Ÿ  Lower monthly mortgage expenses

๐Ÿ’ฐ Lower refinancing and closing costs

๐Ÿ”‘ More affordable homes to choose from

๐Ÿ  COULD HOMEBUYERS FINALLY CATCH A BREAK? ๐Ÿ‘€

Washington is talking about lowering some of the costs of homeownership. Meanwhile, right here on the Grand Strand, builders are expanding, neighborhoods are changing, and some pretty big decisions are taking shape!

We've got a LOT to cover in today's Grand Strand Daily Update! ๐ŸŽฅ

๐Ÿ›๏ธ WASHINGTON โ€” HOUSING RELIEF ON THE HORIZON?

Federal housing officials are exploring ways to make mortgage insurance easier to cancel, cut refinancing expenses, and support more affordable housing options.

Sounds encouraging! But don't celebrate just yetโ€”these are proposals, not changes that have taken effect.

๐Ÿก NORTH MYRTLE BEACH โ€” SMALL ANNEXATION, BIGGER IMPLICATIONS!

City Council has advanced an annexation involving just over half an acre along Little River Neck Road. City water access is part of the conversation, reminding us that even small decisions can influence how our communities grow!

๐Ÿ—๏ธ SAYEBROOK โ€” MORE BUILDERS, MORE CHOICES!

CRG Homes and New Leaf Builders are joining Phase 3 of the SayeBrook community in Myrtle Beach! More builders could mean more floor plans, more home styles, and more options for future buyers!

๐Ÿ”ญ FUTURE WATCH โ€” THREE STORIES WORTH FOLLOWING!

๐ŸŒณ Arcadia East: Nearly 3,500 acres in Georgetown County could be preserved for future generations!

๐Ÿ˜๏ธ White Oaks Estates: Builder changes in Conway have us watching for what's coming next. Construction and permit details still need confirmation.

๐ŸŒŠ Georgetown Waterfront: What should happen to the former port property? Residents can share their ideas TONIGHT!

๐Ÿ“‰ MORTGAGE RATE REALITY CHECK!

The reported national average for a 30-year fixed mortgage is around 7.37%.

Not exactly the news buyers were hoping forโ€”but another reason affordability remains front and center!

๐Ÿ’ฌ HERE'S WHAT WE WANT TO KNOW:

What's the BIGGEST challenge facing the Grand Strand right now?

๐Ÿ  Housing affordability?
๐Ÿ—๏ธ Rapid development?
๐Ÿš— Roads and infrastructure?

๐Ÿก **372 HOMES ON HOLD NEAR CONWAY โ€” AND THAT'S NOT THE ONLY THING CHANGING AROUND HERE!**

Good morning, Grand Strand!

Between new developments hitting roadblocks, Myrtle Beach home prices shifting, and property tax bills showing up in mailboxes, there's plenty to talk about today!

Here's what's making headlines. ๐Ÿ‘‡

๐Ÿ—๏ธ **CONWAY: 372 HOMES ON HOLD!**

A nearly 200-acre development near Highway 905 and Old Reaves Ferry Road has been delayed over concerns about flooding, traffic, and community input.

More homes are great. But wouldn't it be nice if the roads and drainage could keep up?

๐Ÿ’ฐ **HORRY COUNTY PROPERTY TAXES ARE HERE!**

Before you pay, check your property classification! Qualifying primary residences are generally assessed at 4%, compared with 6% for second homes and investment properties.

That difference matters!

๐Ÿ“‰ **MYRTLE BEACH HOME PRICES ARE SHIFTING!**

In ZIP codes 29572 and 29577, the median single-family sold price fell 7% year over year, while inventory climbed 17.1%.

Buyers have more choices. Sellers have more competition. And pricing matters more than ever!

๐ŸŒŠ **GEORGETOWN'S FUTURE IS ON THE AGENDA!**

Two public meetings Thursday, October 22, will focus on flooding concerns and the future of Georgetown's waterfront port property.

๐Ÿ  **NATIONAL HOME SALES ARE STRUGGLING!**

Pending home sales dropped 7.3% in September, reaching the lowest index level since tracking began in 2001.

๐Ÿ”จ **BUILDERS ARE PULLING BACK!**

National single-family housing starts and building permits are down. Could that affect future housing supply? Absolutely worth watching.

๐Ÿ“Š **MORTGAGE RATE WATCH!**

The national 30-year fixed average eased to 7.37%.

A little relief? Sure. Time to celebrate cheap mortgages? Not exactly! ๐Ÿ˜…

๐ŸŽฅ **HERE'S THE BIG QUESTION: WHAT DOES ALL OF THIS MEAN FOR YOU?**

Whether you're buying, selling, or just keeping an eye on your neighborhood, today's Grand Strand Daily Update connects the headlines to real life right here on the coast.

๐Ÿ  **Shopping for a new home along the Grand Strand? You might have more negotiating room than you think.**

Here's something interesting happening in the housing market.

National builder confidence has fallen to its lowest level since 2012. And builders are responding.

๐Ÿ“‰ 43% report cutting prices.

๐Ÿ’ฐ 65% are offering buyer incentives.

Now, those are national figures, not specific to Myrtle Beach or the Grand Strand.

But if you're looking at new construction in Myrtle Beach, Conway, Carolina Forest, or anywhere along the coast, here's my advice:

**Ask what the builder is willing to include.**

Closing-cost assistance, upgrades, or a mortgage-rate buydown could make a real difference.

And there's plenty more happening around our communities today.

๐ŸŒŠ **Pawleys Island:** The relocated inlet made it through its first storm and spring-tide test. That's encouraging news for coastal restoration, although monitoring continues.

๐Ÿข **Carolina Forest:** A new county services complex on Hinson Drive brings government services and a police precinct closer to residents.

๐Ÿšง **Future Watch:**
โ€ข Horry County Council meets tonight at 6 PM in Conway.
โ€ข Nearly 70 acres near Mill Pond Road have advanced through the first rezoning reading, with traffic and drainage concerns still on the table.
โ€ข Surfside Beach planners are discussing long-term redevelopment.
โ€ข Public meetings for the proposed Highway 22 extension are scheduled for November 17โ€“19.

๐Ÿ“Š **Mortgage Rate Watch:**
30-year fixed: 7.56%
15-year fixed: 6.87%
*Bankrate national averages. Individual rates vary.*

Here's why I keep an eye on all of this: It's not just about buying and selling homes. It's about what's happening in the communities we call home.

๐Ÿšจ **A SAND MINE 20 FEET FROM YOUR BACKYARD?!**

That's a little TOO close for comfort!

Horry County leaders are taking another look at mining regulations, and homeowners are paying attention.

But that's just ONE of today's Grand Strand headlines!

๐Ÿ—๏ธ **SAND MINING:** Could stronger protections be coming for nearby neighborhoods?

๐Ÿ‡บ๐Ÿ‡ธ **VETERANS' HOUSING:** Four new micro homes in Myrtle Beach. Small homes, BIG impact!

๐ŸŒŠ **FLOOD RELIEF:** Improvements coming to Forestbrook and Socastee. McCormick Road closes November 1.

๐Ÿก **MORE ROOM IN CONWAY:** 85 new homesites at Meadows at Four Mile, averaging half an acre!

๐Ÿ“‰ **RATE WATCH:** 30-year mortgage average holds at 7.40%.

The Grand Strand is growing fast. But what happens AROUND your home matters just as much as what happens INSIDE it!
