Thinking about buying a home? Don’t assume you need to wait until spring.

October through December can create opportunities for buyers that may be harder to find during the busier spring market.

Here are 3 reasons to consider shopping now:

1. Less buyer competition
Spring typically brings more buyers into the market. Fewer competing buyers can mean less pressure, fewer multiple-offer situations, and more room to negotiate when you find the right home.

Patience and trust are key.

This closing is extra special because it represents a two-year journey of strategy, testing the market, being patient, making adjustments, and having sellers who trusted me every step of the way.

Doc Holiday has a new record to be proud of.

My sellers purchased this partially built home in Clifftops in Monteagle, Tennessee, and turned it into an incredible dream Airbnb.

Now that it’s time for their next adventure, I’m incredibly grateful they trusted me to help position the property, navigate the market, and ultimately hand it off to its new owner.

Clifftops is such a unique community. Gated, private, and surrounded by nature, with five-acre lots that make every property feel like its own retreat.

But here’s what makes selling in a community like this so interesting: values can vary dramatically.

Real estate value comes down to a combination of location, condition, comparable sales, and market demand. And when you’re dealing with unique properties, there isn’t always an easy formula or a perfect comparable.
