🏡 Buyers, this market is giving you something we haven’t seen much of in recent years… OPTIONS!
With more homes on the market, buyers have more opportunities to compare properties, negotiate, and make informed decisions without feeling rushed.
Less competition, more choices, and potentially more negotiating power. đź’Ş
The right time to buy isn’t about perfectly timing the market. It’s about finding the right home, at the right price, with terms that work for YOU!

A good Realtor shouldn't just tell you what you
want to hear.
Sometimes my job is to tell you:
Your house probably isn't worth what you hoped.
That repair may need to be addressed.
That offer deserves a second look.
That house you're in love with may have some concerns.
Or that walking away might actually be the better decision.
Anyone can agree with you.
The value of professional representation is having someone willing to give you the information
you need to make an informed decision - even when it's not necessarily the answer you
wanted.
My job isn't to talk you into a transaction.
It's to help you make a good real estate decision.

Days on market don’t automatically mean something is wrong with a home. Price, timing, condition, marketing, and buyer demand all play a part. Sometimes the right match just hasn’t come along yet. 🏡❤

See a house that’s been sitting for a while? Don’t immediately count it out — there may be an opportunity to negotiate.

If your house isn't getting showings, the market
is giving you information.
No showings?
That's feedback.
Lots of showings but no offers?
That's feedback too.
Repeated comments about the same issue?
More feedback.
When selling, we don't want to react emotionally to every showing.
We want to look for patterns.
How are we priced against the competition?
Is the presentation strong enough?
Is the marketing generating attention?
Are buyers seeing enough value?
The market will usually tell us something.
Our job is to listen and adjust the strategy when necessary.

Seller concessions can sometimes help a buyer
more than a price reduction.
Here's an example of why negotiations aren't always about purchase price.
A buyer might ask:
"Should we offer $5,000 less?"
Maybe.
But depending on the financing, asking the seller to contribute that money toward allowable
closing costs or potentially a rate buydown could have a bigger immediate impact.
Less cash needed at closing.
Potentially a lower monthly payment.
And sometimes a structure that works better for both buyer and seller.
Every situation and loan is different, so this is something your lender and Realtor should
evaluate together.
Negotiate the deal - not just the price.

You don't need to wait until you're ready to sell
to find out what your home may be worth.
Thinking about moving next spring?
Start planning now.
Knowing an estimated value can help you understand:
How much equity you may have
What you might be able to purchase next
Whether improvements make sense
Whether selling now or waiting better fits your plans
A conversation with a Realtor doesn't mean a sign has to go in your yard tomorrow.
Sometimes the best real estate decisions start months before the actual move.

Your neighbor selling for $400,000 doesn't
automatically make your house worth $400,000.
I hear this one all the time.
"My neighbor's house sold for $400K, so mine should too."
Maybe.
But we need to compare the details.
Square footage
Bedrooms and bathrooms
Updates and condition
Lot size
Garage, shop or outbuildings
Pool or other features
Location within the area
When it actually sold
Your neighbor's sale can absolutely be useful information.
But one sale doesn't determine the market.
Value comes from the complete set of relevant comparable properties - not just the highest
sale in the neighborhood.
