We’re grateful we had the opportunity to help sell this home in Fords quickly and for a great price, while also finding the right next home in Marlboro.

Dima, thank you for the trust. It was truly a pleasure helping with both this sale and purchase, and we’re so glad you found a home you love.

New Jersey is one of the better states in the country for small multi-family investing.

Our density and older housing stock mean duplexes, triplexes and small apartment buildings are common here in a way they simply aren't in newer-built states. Each door you add is another stream of income and equity.

What investors look for:

Rental demand. Homes near train lines and job centers draw a steady pool of renters.

Taxes against rent. Weigh the property tax bill against what the units can realistically rent for.

Workable local rules. Towns with landlord-friendly, or at least workable, ordinances make ownership simpler.

The one to check: rent control, registration and inspection rules vary town by town in New Jersey. Some towns have active rent control, others don't. Before you buy, verify with the municipality directly rather than assuming state law is the whole picture.

What that means for you:
Buying your first multi-family? Look past price and location. Rental demand, tax burden and local rules decide the numbers.
Comparing towns? Older, transit-adjacent towns tend to carry more multi-family inventory than newer suburbs.

𝐍𝐨𝐭 𝐞𝐯𝐞𝐫𝐲 𝐭𝐫𝐚𝐧𝐬𝐚𝐜𝐭𝐢𝐨𝐧 𝐢𝐬 𝐬𝐭𝐫𝐚𝐢𝐠𝐡𝐭𝐟𝐨𝐫𝐰𝐚𝐫𝐝.

When challenges come up during a sale, our role is to stay focused, work through the details, and keep the process moving toward the finish line.

Being there when things get complicated matters just as much as being there when everything goes according to plan.

Appreciate the trust and the recommendation Steve!

They asked for a $60,000 credit.

They got $10,000. After 36 years in her home, our seller was ready to replace the roof, windows and deck and redo the kitchen and baths before listing. We looked at the data first.

The numbers:
Renovated homes nearby sold for about $1.2M
The work would have cost about $250K, leaving roughly $950K
We sold it without renovating for $985K, with three offers The buyer's inspection ask: $60K. We settled at $10K.

How we did it:
We never put "as-is" on the listing. Professional photos and an honest disclosure brought in three offers. Then we negotiated as-is terms with the strongest buyer. When the inspection request came in, the seller offered to make the repairs instead of giving a credit. The buyer didn't want our repairs, and the ask dropped to $10K.

What that means for you:
Run the numbers before you renovate. And at inspection, repair versus credit is a choice that can be worth tens of thousands of dollars.

Anatolli, thank you! We’re grateful to have had the opportunity to help keep this East Brunswick transaction moving smoothly for both sides and appreciate the kind words about the experience. Looking forward to more successful deals ahead.

Mortgage rates just crossed 7%. If you're moving in the next one to three years, the math favors selling now.

The 30-year average hit 7.03% last week, its first time above 7% since January 2025. We're seeing fewer showings, fewer offers and homes sitting longer across New Jersey.

Where the numbers land:
7.03% average 30-year rate, per Freddie Mac
$52,000 less buying power for a $700k buyer when rates rise 1%
30+ days before we know if a price is right, up from one to two weeks during COVID
$35,000 in equity a downsizer gives up if prices drop 10%

What that means for you:
If you plan to stay another one to three years, waiting is a fair choice. But no one knows when rates will come down. Today's value is the one number we know. If you're worried your home won't sell, our Guaranteed Offer gives you a fallback offer.

The best offer is the one that closes.
