Before touring a commercial or investment property, I’d write down what would make me walk away.

Maybe the plan only works if an unverified improvement is possible. Maybe the timing depends on opening sooner than anyone can support. Or maybe important operating expenses are still missing from the information provided.

An unanswered question isn’t always a reason to reject a property. It is a reason to pause and get an answer.

My opinion: decide what you need to verify before a great-looking building starts making the decisions for you.

Considering a purchase? Let’s start with your requirements and the questions behind them.

One of my pet peeves: a freshly painted cabinet with a loose handle.

Before you buy new hardware, tighten what is loose, check the hinges, and see whether the doors and drawers work properly. Then decide what actually needs replacing.

Matching finishes can look nice. Hardware that works should come first. And a shiny new pull won’t solve a door that won’t close.

My opinion: finish the small repairs before spending money trying to make them less noticeable.

Getting ready to sell? Tell me which room you’re starting with. We can make a practical prep list.

If Modesto is on your home-search list, what would you need your next home to do differently?

Maybe you need space to work, a different layout, or room for a project. I’d separate what the home already offers from what you hope to change.

My opinion: potential belongs on the question list until you understand what is feasible.

Our Modesto guide includes questions to bring to a tour and links to city planning and building resources. Take a look, and tell me which question matters most to you.

A nice storefront can get your attention. It still has to work for your business.

Before getting attached, write down what the operation needs: customer access, deliveries, parking, storage, workspace, and room for equipment. Then identify the questions about the proposed use and any improvements.

My opinion: the building should fit the business—not force you to redesign the business around avoidable problems.

If you’re considering a commercial purchase, I’m happy to help organize the property questions and next steps.

Choosing between two cities? I wouldn’t start by asking which one is “better.” I’d ask what you need your week to look like.

Use the same checklist for both places: your regular trips, the space you need, the property’s ongoing costs, and the work you would take on. Otherwise, it’s easy to compare one home’s best feature with another home’s biggest drawback.

My opinion: a useful shortlist needs reasons, not just favorites.

I’ve put together community guides for 11 cities across the Central Valley and Tri-Valley. They’re starting points for your questions—not a ranking of where you should live.

A home tour is only part of the visit.

Before you fall in love with the house, spend some time outside it.

Try the drive you’ll actually make. Visit at another time of day. Notice traffic, parking, and noise. Walk to a nearby shop or park if that’s part of the routine you want.

A quiet Sunday showing tells you about Sunday. It may not tell you much about your weekday morning.

My opinion: don’t ask only, “Do I like this house?” Ask, “Does living here work for me?”

If you’re comparing places in Tracy, Modesto, or another community we cover, I’m happy to help you organize the questions.

You can change the countertops. You can’t move the house.

A beautiful kitchen can get your attention. Before it gets your offer, look at what a renovation won’t change: the location, the lot, and the trip you’ll make to work or family.

My opinion: the home that photographs best isn’t automatically the home that fits you best.

Walk through your ordinary Tuesday in that house. Where would you work? Park? Put the things you use every day? Does the layout work without a project you haven’t priced?

Finishes matter. So does being comfortable with the parts you’ll live with long after the excitement wears off.

What’s one thing your next home needs to do better than your current one?

Hardware is one of my pet peeves, and here’s why: you can spend thousands updating a room, then leave a loose doork**b, crooked cabinet pulls or a drawer that won’t close—and those little details still draw attention.

Mixed finishes can look intentional. Random replacements and worn-out pieces usually don’t. Not every k**b in the house needs to match, but the choices should look like someone thought them through.

Before buying something expensive, tighten what’s loose, straighten what’s crooked and replace what’s broken.

It doesn’t have to be fancy. It should work properly and feel finished.

If you’re wondering what’s worth doing before selling, I’m happy to help you sort through it.
