🏢 Commercial Property 101: Gross Lease vs. NNN Lease

When looking at commercial space, the advertised rental rate doesn’t always tell the whole story!

A Gross Lease generally includes operating expenses in the rental rate, while a Triple Net (NNN) Lease typically requires tenants to pay base rent plus their share of property taxes, insurance, and common area maintenance.

And then there’s the Modified Gross Lease, which combines elements of both!

Commercial Property 101: CAM Reconciliation 🏢

Throughout the year, tenants may pay estimated CAM charges based on the property’s projected operating expenses. But what happens when the actual expenses are known?

That’s where a CAM reconciliation comes in.

At the end of the reconciliation period, estimated payments are compared with the tenant’s share of the actual expenses. Depending on the results and the terms of the lease, there may be an amount due or a credit.

Commercial Real Estate 101: Proportionate Share 🏢

In a multi-tenant commercial property, operating expenses aren’t always divided equally. A tenant’s proportionate share helps determine what percentage of applicable expenses they are responsible for based on the size of their space.

For example, if a tenant occupies 10% of the applicable property, they may be responsible for 10% of the applicable NNN expenses, depending on the terms of the lease.

Understanding how this calculation works can make CAM and NNN charges a whole lot easier to understand.
