And this, my friends, is why landlords do inspections! š
When weāre notified of a leak, we need access to investigate and make repairs. Being told āitās fixed,ā only to receive another call from the water company warning that the next bill could nearly double, is frustratingāand expensive.
We trusted that the problem had been handled. It hadnāt. When we finally gained access to address the leak, we discovered additional major issues that needs attention. What could have been resolved sooner has now cost us hundreds of dollars.
This goes beyond a repair bill. It affects our rental agreement, the respect we expect, and, most of all, our trust.
We work hard to keep our rentals clean, safe, and in good repair. In return, we ask renters to report problems honestly and cooperate with access for inspections and repairs, with appropriate notice.
Going forward, we will need to verify that reported repairs are complete rather than simply taking someoneās word for it.
Most of our renters are wonderful about communicating and letting us address problems, and we truly appreciate them! ā¤ļø But one difficult experience can make changes necessary.
Please be considerate of landlords who work hard to take care of your home. Cooperation helps us address small problems before they become costly ones.
Weāve always said: āIf we wouldnāt live there, we wouldnāt rent it out until we could.ā
We stand by thatāand we ask for honesty, respect, and cooperation in return.
Thank you to the City of Mitchell for keeping us notified.
Let's just say: We will do our best NOT to let this happen again! We will no longer allow a renter to make a minor repair ( like a toilet issue) unless we know they are skilled to do so with supervision or an inspection immediately after fixed.
