A great home sale doesnāt start when the listing goes live. It starts weeks before.
Hereās the 8-step process we use to prepare, position, and sell a home š
1ļøā£ PLAN
Start with the big picture. Timeline, goals, market conditions, potential obstacles, and what needs to happen before launch.
2ļøā£ REPAIR
Identify the items that could create buyer hesitation or become an issue during an inspection. Not everything needs to be fixed, but we want to address the things that matter.
3ļøā£ UPDATE
Determine where a few strategic improvements could create a better first impression or increase the homeās value. Paint, lighting, flooring, fixtures, landscaping, etc.
4ļøā£ PREP
Declutter, deep clean, improve curb appeal, rearrange furniture, and make sure every room photographs and shows as well as possible. Depending on the home, we may also recommend light staging or bringing in select pieces to help buyers better understand the space.
5ļøā£ PRICE
Study the competition, recent sales, current buyer behavior, and the specific features of the home to build a pricing strategy designed to maximize the outcome.
6ļøā£ MEDIA
Professional photography, video, floor plans, social content, and marketing materials. Buyers usually see your home online before they ever walk through the door.
7ļøā£ MARKET
Launch strategically and create as much exposure and momentum as possible through MLS, social media, agent networks, online platforms, and direct buyer outreach.
8ļøā£ NEGOTIATE
Price is only one part of an offer. We evaluate financing, contingencies, timing, inspection terms, appraisal risk, and everything else that determines the strength of the deal.
The goal isnāt simply to put your home on the market.
Itās to have a plan for getting the best possible outcome once it gets there.
