Bright idea: Here is one of the most common ways new real estate investors lose money on a flip:

They forget to count holding costs.

Here is what holding costs are: every expense you carry while you own the property before you sell it.

- Mortgage interest (or hard money interest — often 10-12% annualized)
- Property taxes (prorated monthly)
- Insurance
- Utilities
- Security if the property is vacant

Here is how to calculate your total holding cost:

Monthly carrying expenses x estimated months held before closing the sale.

If your monthly carrying cost is $1,800 and the project takes 5 months, that is $9,000 in holding costs alone — before a single nail is driven.

A deal that takes 2 extra months to sell because of market conditions, contractor delays, or inspection issues can erase a thin margin entirely.

Count holding costs before you write the offer. Not after.

Bright idea: Cap rate is one of the most useful tools in real estate investing, and one of the most misunderstood. Here is what it is and why it matters.

Cap Rate Formula: Net Operating Income / Property Value = Cap Rate

Example A: $18,000 NOI on a $200,000 property = 9% cap rate Example B: $10,000 NOI on a $200,000 property = 5% cap rate

Same purchase price.

Completely different income efficiency.

Why does this matter?

Because cap rate lets you compare two income properties on the same playing field regardless of size, type, or what a seller is asking for it. It strips out financing so you are comparing asset performance, not deal structure.

A higher cap rate means more income relative to the price. A lower cap rate usually signals either a stronger market or a weaker income profile.

Knowing the cap rate on a deal tells you whether the property is earning its price — before you ever look at the loan.

Real estate often reacts months after the stock and bond markets shift. By the time a change becomes obvious, it may already be built into the market—so watching the broader signals can help investors understand where the cycle is headed.

A deal looks shaky at $1.3 million—but could work at $975,000. The next step is honest seller conversations, a closer look at the properties, and advice from trusted people. Gather the data, then trust your judgment.

Real estate deals can stir up emotion, but the numbers bring clarity. Learning to evaluate offers—even when a deal falls through—builds experience, confidence, and better decisions over time.

Bright idea: If you are new to real estate investing, these 8 terms are the starting vocabulary.

Save this post.

1. ARV (After-Repair Value) — what the property will sell for after renovations. Everything else is calculated from here.

2. MAO (Maximum Allowable Offer) — ARV x 70% minus repairs. The most you can pay and still make the flip work.

3. DSCR (Debt Service Coverage Ratio) — rental income divided by loan payment. Lenders want to see 1.2 or higher.

4. NOI (Net Operating Income) — revenue minus operating expenses, before debt. Used to value income properties.

5. Cap Rate — NOI divided by property value. Measures how efficiently the asset generates income.

6. BRRRR — Buy, Rehab, Rent, Refinance, Repeat. A strategy for recycling your capital across multiple deals.

7. Cash on Cash Return — annual cash flow divided by cash invested. Your real return on what you actually put in.

8. LTV (Loan to Value) — loan amount as a percentage of property value. How lenders measure risk. These 8 terms are the foundation.

If you cannot use all of them in a sentence, that is your starting point.

Real estate can lag the stock and bond markets by months. By the time a shift becomes obvious, it may already be underway—so watching those signals can help make sense of the next cycle.

Bright idea: Cash Flow vs. Equity

Before you analyze any deal, answer this question:

What is this property designed to deliver?

Cash Flow: monthly income after mortgage, taxes, insurance, and maintenance.
You are being paid to own.

Equity: appreciation in value over time.
You are building net worth while you hold.
Both is possible. But it requires intention, not luck.

Common mistake: buying a barely-cash-flowing property and hoping appreciation saves the deal.

That is not a strategy — that is a prayer.

Bring a deal to Beast Council Review Tuesday and we will identify which one your property is actually delivering.

A seller called it a 25% discount—but the real question was whether the asking price matched the market. If the price were right, an offer might already be on the table. A tough conversation, but one worth having.
