Mortgage interest rates currently range from 6.73% to 7.40%, according to Freddie Mac. As of October 8, 2026, the average rate was 6.73% for a 15-year fixed mortgage and 7.40% for a 30-year fixed mortgage. At the same time last year, rates were generally between 5% and 6%. Although today’s rates may feel high, they are well below the levels seen in the early 1980s. For instance, on April 18, 1980, the average rate for a 30-year fixed mortgage was 16.35%—nearly 10 percentage points higher than today. Current projections suggest mortgage rates will remain near 7% through the end of the year.

As market conditions continue to evolve, borrowers should remember that shopping around for a mortgage rate and getting multiple quotes can potentially save them thousands over the loan’s lifetime.

In case you haven't heard, the new real estate forms are now available for Wisconsin real estate agents and brokers.

Optional use began October 1, 2026, and the forms will become mandatory for all licensed real estate practitioners in Wisconsin on January 1, 2027.

To comply with the 2025 Wisconsin Act 69 passed by Governor Evers in December 2025, 18 WB forms were revised, and a new consumer brochure was created to explain changes related to the WB-55 Public Marketing Opt-Out Agreement form for sellers.

Act 69 affects three key areas: (a) the marketing of listed properties; (b) compensation to cooperating firms; and (c) advertising enhanced by technology.

The revised transaction forms incorporate these changes, helping real estate licensees serve their clients while providing consumers with greater transparency throughout the buying and selling process.

The Wisconsin REALTORS® Association (WRA) and the Wisconsin Department of Safety and Professional Services' (WI DSPS) Real Estate Contractual Forms Council worked very hard throughout the year to complete the required updates.

We are pleased to announce that the new forms are ready for use. Tune in as the WRA legal team provides additional guidance and explains the updated forms and related practice changes.

The revised WB-1 listing contract has a new compensation section starting January 2027.

Milwaukee Mayor Cavalier Johnson signed legislation on October 8, 2026 establishing a rental inspection pilot program in the city’s Uptown neighborhood. The program will focus on an area that accounted for more than 58% of filed complaints over the past three years and where 62% of property owners live outside Wisconsin. The pilot will begin in the Sherman Park area represented by Milwaukee Alderman Russell Stamper. Under the program, tenants may invite city inspectors from the Department of Neighborhood Services (DNS) into their homes without first filing a formal complaint against their landlord. The pilot area is bounded by Center Street, Sherman Boulevard, North 50th Street, and North Avenue, and the program is expected to launch in April 2027.
