Temperatures ⬇️ Are 🏡 Prices❓️

The seasonal winter swing is upon us in Greater Cincinnati. Weather tapering and schools settled into '26-'27 academic yr. Accurate pricing is PARAMOUNT as we see days on market reasonably rise over the next few months. Takes time and experience to understand our local buyers and ever changing market sentiment & world.

Multi generational Realtors/ Cert. Appraisers since 1978 ~ Engage us for an in-depth appraisal on your property today so you enter the market with confidence.

We are RICH 💵 Mr. & Mrs. Smith Just Sold for $300,000‼️

Not so fast....Verification of the conditions of sale is PARAMOUNT when valuing real estate. Fancy fast computers is telling you Mr. & Mrs. Smith just sold their house for $300K down the street however did it verify/confirm that Mr. & Mrs. Smith left behind their prized Corvette or paid $20,000 towards buy down of interest rate or assisted with their buyer in closing costs?

Sale price is inflated. Now what happens when online algorithms continue use of inflated sale prices? What happens when appraisals are waived by lenders relying upon unverified sale prices or conditions of sale as described and above and $300K is used over and over?

Lean on trusted, local, active professionals in the market.

Fannie Mae and Freddie Mac are rolling out a new set of rules aimed at making condos safer. But they come with some extra complications.

Discouraged and feel disadvantaged with Greater Cincinnati < 2 month supply? Try keeping your mouth zipped closed during showings.

Over 60% of sellers surveyed state they have active cameras with Audio.

20 years ago sellers would sit in their cars or "walk the dog" to size you up. The game has change.

Caveat Emptor = Let the buyer beware.

Blake and Beth Horio bought a home in 2022 in a Henderson, Nev., community thinking it would be an ideal place to retire. But soon, cracks began spreading across the ceilings. Their sliding glass doors wouldn’t open. Their foundation sank several inches, leaving a gap underneath the house.

When an engineer who examined the home dropped a marble on the kitchen floor, it sped off into the corner. “Your home is sinking,” he told them.

Now, the Horios are involved in a legal dispute with the home’s builder. The couple said the company responded to their complaints, but performed only cosmetic repairs of a ceiling crack and ultimately failed to address the underlying soil issue.

“We worked hard to get here and we can’t enjoy our home,” said Beth Horio. “I can’t even have coffee outside. I can’t get outside.”

The legal liabilities of some of America’s biggest home builders, including D.R. Horton and Lennar, have surged in recent years as buyers increasingly sue for damages from alleged construction defects.

Homeowners say the legal claims are the result of builders constructing shoddier, error-ridden homes. They allege that builders are using cheaper materials, cutting corners and hiring unqualified and undersupervised subcontractors.

Of course you take this approach with < 30 days supply. Suitable saturation/exposure and clearly competition drives price. Simple supply & demand. Larger audience the better.

Fascinating isn't it. At least you're not alongside E.T. trying to find a home in 1982. 🥀🚴ET☎️🏡🌕
