One buyer’s loss is officially your second chance.
This home was under contract and headed straight toward closing day.
Then the unexpected happened. The buyer’s bank issued a financing denial right at the finish line.
It was through zero fault of the seller. The property is completely solid and ready for its new owner.
Now 406 S Mesa Drive is officially back on the market in Hopewell Virginia.
Finding an affordable single family home at $300,000 is getting harder every single day in Greater Richmond.
This one gives you 4 bedrooms, 2.5 bathrooms, and over 1,500 square feet of living space. You also get a coveted first floor primary suite and built in solar panels that keep money in your pocket every month on electric bills.
Here are 3 tips when shopping back on market real estate:
1. Act immediately: Solid homes priced at $300,000 do not sit available for long a second time.
2. Leverage momentum: You are stepping into a property that is already primed and ready for a smooth closing.
3. Lock your lender down: Work with a local lender who thoroughly vets your approval so your loan does not fail at the finish line.
Come check out the property in person this weekend:
📍 406 S Mesa Drive, Hopewell, VA 23860
📅 Saturday, October 31 and Sunday, November 1
⏰ 12:00 PM to 2:00 PM
Offered at $300,000

If your real estate agent thinks they already know everything, find a new one.

I spent 15 years in executive leadership before stepping into real estate. If there is one thing I know for sure, it is that comfort is the death of excellence.

Right now I am sitting in a room full of agents for Keller Williams BOLD training. And back there in the suit is Marcus.

Marcus is an incredible coach and just an amazing human being. I appreciate his humility and the way he pushes us to master the details, ask harder questions, and show up sharper every single day.

Too many agents get their license and just wing it. But when you are making the largest financial move of your life, winging it is a dangerous strategy.

Whether you are buying your first home or selling your current property in Greater Richmond, the real estate market does not care about good intentions. It rewards skill, strategy, and relentless preparation.

Here are 3 things you should demand from your agent before signing an agreement:

1. Active skill sharpening: Ask them what continuous training or market research they completed this month.
2. Unfiltered truth: Choose someone who tells you what the actual housing market data says, not just what feels good to hear.
3. Executive discipline: Work with an advocate who treats your contract, money, and family equity with total precision.

I show up in these rooms so I can protect your family and your future at the highest level.

If you are planning a move in Greater Richmond and want an agent who never stops sharpening his edge, let us connect.

Comment BOLD below or drop me a DM and let us map out your next move together.

Most buyers delay homeownership because they think they need perfect timing or thousands saved.

The truth is much simpler. Finding the right home comes down to taking the first step and looking at real opportunities in your local market.

I see this all the time across Greater Richmond. Families hesitate to tour homes because they feel unprepared. Then they step inside a property like 2219 Dellrose Drive in Hopewell and realize that homeownership is closer than they thought.

If you are looking for a move in ready property or searching for affordable homes for sale in the Richmond area, touring in person changes everything. You get to walk the layout. You get to see the space for your family. You get total clarity on what your next move looks like.

Here are 3 simple tips for first time home buyers attending open houses:

1. Focus on the structure and layout: Paint and fixtures are easy to change, but space and location are permanent.

2. Ask about local lender programs: Down payment assistance and VA loan options can significantly lower your upfront costs.

3. Get clear on your timeline: Knowing your ideal move in window helps you take action without feeling rushed.

If you are searching for your next home or exploring Hopewell VA real estate, come tour this property with me in person:

What do you think of when you think of me?

What do you think of when you think of me?

Sometimes the story isn’t about me. It’s about the person standing by my side when the deals are closed and the long days are done.

Today, the spotlight belongs entirely to my amazing wife, Michelle N. Brown, founder and owner of Yellow Butterfly Box. Watching her turn pain into purpose on ABC 8 News with Delaney Hall. Followed immediately by a podcast interview was nothing short of inspiring.

My wife is an incredible human being, and today was a powerful testament to her heart for people. I invite you all to follow her journey at Michelle Brown and visit yellowbutterflybox.com to learn more about her upcoming Wave of Light event.

So proud of you.

Everybody talks about homeownership, but I am here to talk to the dads who are working to build a lasting legacy.

As fathers, we grind every day to provide for our families. But true legacy is more than just real estate or finances. It is about putting the phone down, being present, and making sure our kids know they always have a safe space with us.

If you are a dad working to give your family a strong future while showing up for the moments that matter, hit that follow button for more conversations on family, faith, and real estate.

Tag a dad in the comments who loves his family and is putting in the work every single day.

I did not become a REALTOR® because I liked houses. I became one because I hated how I felt when I bought my first home.

Within the first few months of buying my home, I had buyer's remorse. My first floor flooded after a toilet backed up from rags clogging the sewer line. Then, during my first winter, the heating unit went out on the coldest day of the year. Throughout most of the buying process, I felt like a transaction. I was told to sign document after document without much explanation. I was treated like a sale to close rather than a person making the biggest financial decision of my life.
