Two listing terms that confuse a lot of buyers: "as-is" and "coming soon."

As-is means the seller is not planning to make repairs. You can still get an inspection, and you can still walk away based on it. You just should not expect a credit for what it finds.

Coming soon means the home is in the system but usually cannot be shown yet. It is a heads-up, not a head start.

Lock or float? Your lender will ask, and it helps to know what they mean.

Locking fixes your interest rate for a set number of days while you get to closing. Floating leaves it open to move with the market until you lock later. Locking gives you certainty. Floating is a bet.

Most buyers lock once they are under contract and the closing date is real. Ask your lender how long the lock lasts and what happens if closing slips past it.
