Get pre-approved before you tour a single house. Pre-qualified is a guess — pre-approved means a lender actually checked your income, credit, and debts, and sellers take that offer seriously.

And budget past the price tag: Orange County taxes, insurance, and upkeep are part of the real monthly number. No tricks, just the number you're actually comfortable with.

Roof age. Heating system age. Well/septic condition. Electrical panel. Any history of water in the basement.

Paint you can change. These five you can't — at least not cheaply. Ask about them at every showing, and bring me the answers before you write a number down.
