The City of Homestead’s October 2 budget announcement highlighted three key takeaways:

💰 $32 million in citywide capital improvements
🚔 5 new police officer positions
📊 No increase in the operating millage rate compared with FY 2025–2026

Here’s an important detail: The announcement does not say the entire $32 million is dedicated to roads or utilities. More information is needed to understand the specific projects, funding allocations, and timelines.

North Park at Scott Carver, a 354-unit apartment and townhome community, is facing a possible ownership and management change. Miami-Dade officials say demolition is not currently part of the plan, while potential renovations and changes to federal rental assistance remain preliminary and have not been approved by the County Board.

Up to $25.975M in multifamily housing revenue bonds was before the Miami Dade County Commission for the project.

🏗️ Homestead Gardens
A 350 unit mixed income redevelopment planned across three phases.

🏡 176 Unit Modular Housing Proposal
Currently a pre application/proposal. This is NOT an approved or completed project.

🌱 Artisan Pointe
115 affordable units in Phase I and currently under construction.

⚠️ Redland Gardens North
Withdrawn from the October 6 County Commission agenda.

Before you fall in love with a home, take a look at the whole picture:

🚸 Are the crosswalks visible and safe?
🚦 What does traffic look like during school drop off and pickup?
🚶🏾‍♀️ Are there sidewalks?
💡 Is the neighborhood well lit?
🏫 How far is the school?

🏡☕️ FLORIDA PROPERTY TAX TEA | AMENDMENT 3

Florida voters could be deciding on a major property tax proposal this November. 👀

If approved, Amendment 3 would increase the homestead exemption for non school property taxes to $150,000 in 2027 and $250,000 in 2028. It would also reduce the annual assessment cap for non homestead properties from 10% to 5%.

Save Our Homes and portability would remain unchanged.

For Florida homeowners and property owners, this is one to keep an eye on. 🏡📰
