Most people think commercial rent is simple.

You see $30 per square foot and assume that’s the total cost.

It’s usually not.

In commercial real estate there’s something called a Triple Net Lease (NNN) — and it changes everything.

With a triple net lease, the tenant doesn’t just pay rent.

They also pay:

• Property taxes
• Property insurance
• Maintenance / common area expenses

So a space advertised at $30/SF could actually cost $36–$40 per square foot once those expenses are added.

That’s why experienced agents and business owners always ask two questions:

1️⃣ Is the lease gross or triple net?
2️⃣ What are the estimated additional expenses?

Because in commercial real estate, the real number isn’t the rent…

It’s the total occupancy cost.
