Things I’ll never tell a buyer:
“Date the rate, marry the house. You can always refinance later.”

I hear other agents say this and I can’t stand it. Nobody knows where rates are going, and I’m not a lender, so I’m not going to guess.

Here’s what I will tell you: never buy a house you can’t afford today counting on a refinance to save you. If the payment only works in a future that might not happen, it doesn’t work.

Talk to a lender first and get your real numbers. Then call me and we’ll find the right house at a payment you can live with.

Is it a good time to buy in Brevard County right now?

Here's what the numbers say.

The median single family price is about $376,000, up 1.7% from last year. Homes are taking about 40 days to sell, down from 54.

And rates jumped. On a $376,000 home with 20% down, moving from 6.65% to 7.4% adds about $150 a month to the principal and interest payment.

You can't time rates. You can decide what monthly payment works for you.

Plenty of people will try to tell you how to get somewhere they’ve never been. Listen to the ones who’ve actually made the drive.

How much could the new homestead exemption actually save you?

The honest answer: it depends on your address.

If Amendment 3 passes, the exemption on non school taxes goes from about 50,000 dollars to 150,000 dollars in 2027, then 250,000 dollars in 2028. For every 10 mills of non school tax rate, that first step is worth about 1,000 dollars a year. At the full $250,000, about $2,000.

Your county, city, and special districts each set their own rates, so your real number is on your August tax notice. And school taxes stay the same.

Should you wait until spring to sell your house? Here’s the honest answer.

Nationally, mid April is the strongest week of the year to list. Per Realtor.com, listings get about 17 percent more views, homes sell roughly 17 percent faster, and the median list price runs about 26,000 dollars higher than it does in January.

So yes, spring can pay. But waiting only works if you use the time. Fall and winter are when you fix the small stuff, stage, and get your photos ready, so you hit the market in spring at your best.

Waiting with no plan just costs you months of mortgage payments.

Amendment 3 changes one thing, and leaves the rest alone.
What it changes: the homestead exemption on non school taxes.
What it doesn’t: school taxes, and the millage rate set by your county, your city, and your school board.
Who decides: it takes 60 percent of Florida voters on November 3rd.

I’m not telling you how to vote. I’m telling you what’s on the ballot, so you can read it for yourself.

Wondering what this could mean for your home?

Buyers decide fast.

Here are 6 things they notice in the first 10 seconds that sellers usually don’t.

1. The smell
2. The curb
3. Dark rooms
4. Your stuff, everywhere
5. Little things that look big
6. Closets and the garage

Save this to get ready before your first showing, and send it to someone who is about to list.

Your financial goals matter.

But buyers aren’t pricing your home based on your mortgage balance, renovation expenses, or what you need to walk away with.

That’s why pricing starts with the market, not the math on your closing statement.

If you’re moving to Florida, there’s one date you need to know.
December 31st.

Amendment 3 is on the ballot November 3rd. If it passes, being a Florida resident by December 31, 2026 puts you in line for the bigger homestead exemption when it starts. Arrive after that, and you start at about 50,000 dollars, with the bigger exemption showing up in your fifth year.

I’m not here to tell you how to vote. I just want you to know your date.
