The Airbnb crash everyone predicted finally arrived, and it's making existing hosts richer.
AirDNA released its 2026 Midyear Outlook on July 8, and the headline number is one nobody had on their bingo card:
🏚️ New short-term rental supply growth has collapsed to 2.7% this year. At the 2022 peak it was 22.3%. The pace of new listings is down almost 90% in four years.
Why? Mortgage rates. AirDNA expected lower borrowing costs to bring a wave of new hosts in 2026.
Instead, rates got pushed back above 6% and new STR investment stalled.
Here's what that did for everyone already in the game:
✔️ Occupancy is forecast at 57.4% this year, ABOVE the pre-pandemic average of 57.0%
✔️ Nightly rate growth accelerated from 0.7% in January to roughly 3% by spring
✔️ RevPAR (revenue per available rental) is on track to grow 2.9% in 2026
Travel demand didn't crash. It's growing 2.7%, exactly in line with supply. The market didn't bust.
The front door closed. Every existing short-term rental owner is now sitting behind a moat built out of 6%+ mortgage rates.
The same lock-in effect that froze the housing market is protecting incumbent hosts from competition.
Where the pricing power is showing up (RevPAR growth so far this year):
✔️ San Francisco: +12.1%
✔️ Anaheim: +11.0%
✔️ Philadelphia: +10.1%
All three are markets where supply tightened.
Meanwhile, AirDNA expects the fastest supply growth in small cities and rural markets, the only places where the cost of entry still pencils at today's rates.
