According to new data from the Miami Association of Realtors, Miami-Dade is on track to surpass its previous record for $10 million-plus home sales, set in 2021. Meanwhile, Palm Beach County has already established a new annual record in 2026.

As more high-net-worth residents choose to live in South Florida year-round, demand for dockage—particularly for larger yachts—is putting pressure on existing marina capacity.

Here’s what’s happening across Miami-Dade:

✨ 55,200 recreational vessels are docked in Miami-Dade.
✨ Public marinas in Miami and Miami Beach are being upgraded to accommodate yachts ranging from 80 to 200+ feet.
✨ Miami Beach Marina is pursuing a major redevelopment designed to better accommodate larger yachts.
✨ Haulover Park Marina recently completed a $13.8 million renovation, while improvements at Pelican Harbor Marina are also underway.
✨ Rickenbacker Marina & Miami Marine Stadium are the subject of a proposed $80 million redevelopment by Suntex Marinas, with the proposal subject to voter approval.
✨ Miami Beach is also seeing private investment in dockage. A proposed private nine-slip marina on Terminal Island has received approval, with plans that also include a helipad.
