MULTIFAMILY & BTR RENT GROWTH DIVERGE AS SUPPLY PRESSURES PERSIST
U.S. multifamily rent growth remained positive in July, but performance continues to vary meaningfully by region, market and product type.
National apartment rents increased just 0.03% month-over-month, while the Southeast posted a modest 0.02% gain, reflecting continued pressure from elevated deliveries across several Sun Belt markets.
By comparison, the latest BTR data released in July showed stronger relative momentum. Average advertised SFR/BTR rents increased to $2,234, representing 0.2% annual growth, while rents rose 1.1% during the first half of 2026—10 bps ahead of traditional multifamily. BTR occupancy also remained comparatively healthy at 94.7%, despite declining 30 bps year-over-year.
The takeaway: broad apartment rent growth remains muted, while BTR continues to demonstrate relative resilience as renters seek more space, privacy and lower-density living. Still, neither sector is immune to supply pressure, and performance remains highly dependent on submarket selection, basis, unit mix, affordability and the competitive pipeline.
Topaz Capital, we view this temporary, supply-driven dislocation across multifamily and BTR as an opportunity to acquire well-located assets at attractive bases—particularly in Southeast markets supported by long-term population growth, household formation and constrained for-sale affordability.
