: How Will Self-Driving Cars Change Miami Real Estate Values?

You can now step to the curb on Collins Avenue and ride in a car with no one behind the wheel. Waymo’s driverless service covers roughly 150 square miles of Miami. The effect on property prices is still too small to measure. What is starting to shift is which building features matter to the next buyer, and that begins in the parking garage.

Why it matters:
• Parking is the real story for condos - garages and valet lanes take up entire floors of a tower, and that logic may weaken over time
• Arrival design is becoming working infrastructure - a covered drop-off and efficient valet matter more as driverless rides become routine
• How parking is owned deserves a closer look - deeded, assigned, or limited common element determines whether a space can be sold or repurposed
• Location may stretch for some buyers - an easier commute can make homes farther from the core easier to justify, while waterfront stays scarce

Supply, waterfront access, insurance, and interest rates still set Miami values. Autonomous vehicles are a new variable, and for now a minor one. I would watch buildings, not headlines, and think twice before paying a premium for extra parking spaces.

New Development | 619 Brickell Residences by Nobu

Have you ever experienced Nobu? If you have, you already understand what sets it apart, that particular combination of precision, aesthetic restraint, and an environment where every detail is considered. Now, for the first time, Nobu Hospitality is bringing that standard into a permanent Brickell address. 🌊

Designed by Foster + Partners and rising 75 stories above Biscayne Bay, 619 Brickell is not a branded hotel with residences attached. It is a residential building where Nobu’s wellness and longevity programming, a poolside Nobu Café, and a waterfront Nobu Restaurant are built around the people who actually live there.

The Residences:
• One to five-bedroom residences, Sky Villas, and Penthouses
• 10-foot ceilings, full-height glass, and expansive wraparound terraces
• Gaggenau appliance suite, Lutron smart lighting, HEPA air purification, and sauna in select units
• Smart climate control, keyless entry, and low EMF wiring throughout

The Lifestyle:
• 90,000 SF of amenity space, 86-foot swimming pool, 2 padel courts, and Zen Gardens by Nobu
• Wellness and longevity programming exclusive to residents
• Waterfront Nobu Restaurant + poolside Nobu Café
• Grand bayfront lobby, bespoke concierge, and lifestyle services

Brickell already has some of the strongest luxury residential fundamentals in Miami. 619 Brickell raises the ceiling for what a waterfront address in this neighborhood can actually deliver. For buyers evaluating Brickell pre-construction, the combination of Foster + Partners architecture and Nobu’s hospitality infrastructure makes this one of the more considered opportunities entering the market.

Prices from $2,200,000. Delivery estimated 2030.

If you’re exploring Brickell or want to understand how 619 fits into your real estate strategy, let’s connect.

Miami just overtook New York and the Bay Area as the nation’s busiest market for $30 million-plus home sales, and the numbers behind that are worth understanding. 📊

Miami-Dade recorded 24 closed sales above $30 million in the first half of 2026, nearly double last year’s pace, according to Analytics Miami data cited by Bloomberg.

Swipe through for the full breakdown. 👉🏻

I’ve watched this market through multiple cycles. What’s different now is that the demand is structural, documented, and traceable to forces that aren’t reversing. That’s the context that matters when evaluating where Miami’s luxury market is actually headed.

Let’s talk through what that means for your next move. 🤝🏻

Buying in Miami is easy to get excited about. The view, the address, the lifestyle. What separates a good purchase from a great one is knowing what to look at before the offer is made. 🌴

The strongest buyers I work with ask a few extra questions early, about the building, the true cost of ownership, and how they will actually use the home. Those answers shape the decision far more than a beautiful view ever could.

Swipe through five things I encourage every buyer to look at closely before buying in Miami. 👉🏻

The Miami market is sending a clear signal as we move deeper into fall. 📊

Key indicators year-over-year:
• Total Home Sales: +1%
• Condo Sales: +8%

What this tells us: the condo segment is carrying the momentum right now, up 8% year-over-year while total home sales hold essentially flat. That divergence matters. Condo buyers are active and absorbing inventory, while the broader market is in a measured, selective phase.

This is not a market that’s accelerating across the board. It’s a market where the right asset, in the right building, at the right price is moving, and everything else is waiting. That distinction is what separates a well-positioned listing from one that sits.

At The Algarin Group, we track these shifts in real time to make sure our clients are always a step ahead, whether you’re entering the market or planning your next move.
