Before you fall in love with a house, know this. 🏠

Most buyers learn these the hard way. Don't be one of them:

1️⃣ Don't open new credit before closing. A new card or a car loan can change your approval — wait until the keys are in your hand.

2️⃣ Compare lenders. Rate-shopping in a short window usually counts as one credit pull. Shop around.

3️⃣ Gift money needs a paper trail. If family is helping with the down payment, your lender will want a gift letter and the bank trail. Have it ready.

This was my first time walking this duplex.

When I walk a property, I’m not just looking at what it is — I’m looking at what it can become.

I’m paying attention to:

• Bedroom sizes & code issues
• Mechanical systems
• Attic + basement potential
• How to increase NOI and long-term value

This place had character… but it was dated, funky, and stuck in another era. Most people would’ve walked away. As an investor, that’s where the vision kicks in.
