This week, Albuquerque’s housing authority opened its Section 8 waitlist for one month.

But getting on the list doesn’t mean getting a voucher.

In Albuquerque, applicants are picked at random, and the funding decides how many.

Across the country, many families wait years.

When a family’s name comes up, the housing authority checks that they qualify and gives them a voucher.

Then the clock starts.

HUD’s rules give a family at least 60 days to find a home.

Some housing authorities give more time.

A family member with a disability can also mean more time.

If the family can’t find a landlord who takes the voucher in time, the voucher can expire.

That’s where landlords come in.

A family with a voucher needs a landlord who says yes.

What I do:
→ List my houses on AffordableHousing.com, where voucher families look
→ Keep every house ready to pass inspection
→ Screen every applicant the same way, on MyRental.com

Before I buy in a new area, I call the housing authority and ask how many outstanding vouchers it has.

That tells me how many families are out there looking.

A higher value on paper isn’t money in my pocket.

I didn’t sell it.

Nobody handed me a check.

But my property taxes can still go up.

What pays me is the rent left after the mortgage, taxes, insurance, management and repairs.

Even if I refinance, that’s a loan I pay back, not money I made.

So I buy for the rent, not the number on paper.

I grew up in a strict New Orleans household.

I was obsessed with money young.

I ran a lemonade stand at 7.

I had a pressure washing business at 16.

At 17, I needed 100 community service hours to graduate.

So I interned at the housing authority.

For 6 months, I learned Section 8 from the inside.

Inspections.
Paperwork.
Tenant approvals.

I saw how it works.

The family pays part of the rent.

The housing authority pays the rest straight to the owner.

I wanted to be the owner.

Before I turned 18, I bought my first house for $50,000 in Laplace, Louisiana.

I put about $5,000 down, and the seller financed the rest.

Today I’m 25, with 405 Section 8 rentals across Louisiana, Ohio and Missouri.

The doctor or lawyer plan is a good plan.

It just wasn’t the only one.

This month, a viral post showed how fast fees add up.

Here’s how it works on my houses.

Before a family moves in, the housing authority checks my rent against similar homes nearby.

If my rent is too high, it won’t approve it.

Then the rent gets split.

The family pays their share, usually about 30% of their adjusted income.

The housing authority pays the rest straight to me.

I can’t ask the family for more rent than their share.

If they ever pay me extra, I have to give it back.

I also can’t charge extra for things that normally come with the rent in that area.

That’s in the federal Section 8 rules.

No side deals for extra cash.

The approved rent is the rent.

Who pays which utility is set up front too.

The housing authority has to approve it.

I’m not a lawyer, and your state can add its own rules.

But on my Section 8 houses, the housing authority works out the family’s share before the lease starts.

On a Section 8 house, keeping things working is the owner’s job.

The house has to stay up to the housing authority’s standards the whole time a family lives there.

Damage beyond normal wear and tear is different.

The family is responsible for that under the program rules.

But a water heater wearing out is just a house being a house.

A rate jump hurts most on a big loan.

Take a $400,000 house with 20% down.

That’s a $320,000 loan.

A 1% jump, say from 6.40% to 7.40%, adds about $214 a month to that payment.

Principal and interest only, on a 30-year loan.

Now take one of my $60,000 houses with about 15% down.

The loan is about $51,000.
The same 1% jump adds about $34 a month.

Here are the numbers on one of my rentals:
→ $60,000 purchase
→ $1,400 rent
→ About $580 for the mortgage, taxes and insurance
→ $130 for management
→ $90 for repairs
→ About $600 left each month

That’s one deal, not a promise.

I buy with DSCR loans, and my rate isn’t Freddie Mac’s average.

The lender looks at whether the rent covers the payment.

I’m not waiting for rates to drop.

I’m buying where a 1% jump costs tens of dollars a month, not hundreds.

Rates, taxes and insurance change, so I run fresh numbers on every house.

Before I buy, I want $500+ a month after every bill.
