Appraisers now measure using the ANSI Z765 standard:

📏 Finished space needs 7-foot ceilings
📐 Sloped rooms: at least half must be 7 feet or taller; space under 5 feet doesn't count
🏛️ Two-story foyers don't count upstairs

Why would an appraisal show fewer square feet than the MLS? Bonus rooms, attic conversions and enclosed areas under raised homes are the usual reasons.
