A typical flip made about $60,500 in gross profit last quarter. Sounds like a good quarter.

Then the bills show up.

Rehab. Points and interest. Taxes, insurance, and utilities while you hold it. Two sets of closing costs. The agent's commission.

What's left is your real profit, and it's a lot smaller than the spread you started with.

The investors who do well right now underwrite to that number before they buy. They count every cost first, then decide if the deal still works.

Here's how investors give money back in a slow market.

They find a deal. They run the numbers. They set a max offer. Then they pay more than that, because a low bid feels rude and they don't want to lose the house.

The house that's been sitting for four months.

Your max offer is your max offer. Set it from a conservative resale number and room for a slower sale, then send it. Let the seller say no if they want to.

The sellers are getting realistic. Make them a real offer.

Before you fall for a property, check one number: days on market.

A house listed three days ago is priced with confidence. A house that's sat 130 days is a seller losing patience. Same street, different negotiation.

A lot of listings are in that second group right now. When homes sit, sellers get realistic, and a calm written offer goes further than it did six months ago.

Set your max from what the finished deal supports. Then make that offer, even if it's well under ask.

Florida homes are taking 138 days to sell right now. Texas, 132. Colorado, 119.

If you're selling, that's rough.

If you're buying, that's your opening.

A house that's sat for four months has a motivated seller behind it, whether they admit it or not. That time on the market is room to negotiate, and a lot of it is going unused.

Make the offer your numbers support. If it lands under ask, send it anyway. A seller who's been listed since summer will read it carefully.

When's the best time to figure out whether a flip could become a hold?

While you're still swinging hammers.

Decide during the rehab what rent the house would need to work as a rental. Write the number down.

Then if the sale drags, you already have a plan. Refinance, put a tenant in, and wait out the slow market on your schedule.

Plan the second exit before you need it.

Before you cut the price on a flip that won't sell, run one number.

Does it cash flow as a rental?

Principal and interest on a refi. Taxes. Insurance. A cushion for maintenance and vacancy.

Now put that next to realistic market rent.

Rent clears it with room to spare? Hold it, collect rent, sell later.

Rent comes up short? Selling, even at a disappointing number, is probably the better call.

Either way, the math made the decision.

Some flips should be held.

Strange thing for a lender to say. But when a finished project sits, the instinct is to keep cutting the price until something sticks.

There's another move.

Refinance into a long-term rental loan. Put a tenant in. Let the property pay you while the selling market catches its breath.

Carrying costs stop. Rent starts. You can still sell later, on your terms.

The best investors keep more than one exit open, and they take the one the market is offering.

In a higher-rate market, there are two ways to get hurt.

One is charging ahead on the prices of six months ago underwriting an exit the market may not give you.

The other is freezing. Waiting for an all-clear that never rings a bell, while the quiet window closes.

The investors who do well avoid both. They underwrite the exit conservatively and keep moving because the same rate pressure that cools their buyer also cools the competition and makes sellers more realistic.

You may pay a bit more for your money and sell into a softer market. But you can often buy enough better to make up for both.
Discipline on both ends. Then move.

Worried a higher-rate market softens your exit? Good. That means you'll underwrite for it. Three moves:

1. Be conservative on your resale number. Assume flat-to-softer prices at your exit, not the comps from when the market was hot.

2. Build in more time. Plan for a longer days-on-market and more carry, so a slow sale is an inconvenience, not a crisis.

3. Know your backup. If the deal also works as a rental, a soft selling season can't corner you. You hold and sell when it makes sense.

A deal that only works if prices keep rising isn't a deal. It's a bet. Underwrite the exit you might actually get.

A rate hike barely touches your fix-and-flip loan. Here's where it actually reaches your deal: your buyer.

The person who buys your finished project is the one taking out the thirty-year mortgage. When their rate goes up, their buying power goes down and they qualify for less house.

That's the real risk, and it shows up at your exit, not your entry: six months from now, you could be selling into a market where buyers can afford a little less than they can today. Fewer buyers at your price. Softer prices. A longer sit.

So don't lose sleep over what your loan costs. Underwrite your exit for a buyer who has less to spend.
