🍂 Happy Friday from beautiful Idaho! 🍁

Is there anything better than October in Idaho?

Whether it's a walk along the Boise Greenbelt, a scenic drive through the foothills, or a cozy afternoon enjoying the changing seasons, this is one of those times of year that reminds me just how lucky we are to call Idaho home.

Here's to slowing down a little this weekend, enjoying the fall colors, and appreciating the beauty right outside our doors.

What's your favorite place in Idaho to enjoy the fall colors? 🍁

🏡 SOLD! Another beautiful Idaho property has found its new owners!

There's something special about a home where wide-open spaces, incredible mountain views, and peaceful country living all come together.

I'm thrilled to announce the successful sale of this beautiful property! It's always rewarding to help bring a real estate journey to a successful close, and I'm grateful to have been part of this one.

Congratulations to everyone involved in making this sale happen!

Thinking about buying or selling? Whether you're looking for a little more room to roam or getting ready for your next chapter, I'd love to help you make your next move.

Fall always feels like permission to settle in a little. Make something good for dinner. Take the dogs for a walk. Read a few pages of a book. Sit outside while it’s still warm enough. Maybe get a few things done around the house…or maybe not.

There will always be another Monday. Enjoy your sleepy Sunday!

🏡 So…what is the Treasure Valley real estate market actually doing?

Here’s an interesting number: The median sale price in Ada County was about $569,000, up 4.4% from a year ago.

But here’s the part I think matters: about 1 in 4 homes had a price reduction.

That’s a pretty good snapshot of the market we’re in.

Home values haven’t fallen off a cliff. In fact, prices are still higher than they were a year ago. But buyers have choices, and they’re paying attention to price, condition and value.

For sellers, that means the days of throwing a house on the market at an ambitious price and assuming someone will buy it are largely behind us. Pricing well from the beginning matters.

For buyers, it means there may be more room to negotiate than you think—even while home values remain relatively strong.

It’s an interesting market, and definitely one where the headline doesn’t tell the whole story.

If you’re wondering what these numbers mean for your house or your plans to buy, reach out. I’m always happy to talk real estate.

Hi friends!

Some of you keep up with the Lil Cabin That Could as we keep making progress so I thought I would share. We got the entirety of the exterior siding and trim installed and painted. PHEW! That job definitely took some doing! But she is looking sharp and fitting right in with her earthy surroundings.

There will be more progress to report as we continue to work on the inside before the snow flies. Hoping for a long fall so we can keep getting interior work done!
