You may not need to move out to stage a Palo Alto home.
Many sellers assume staging means emptying the house and renting furniture. Sometimes it does. Often, an occupied home can be edited, refreshed, and selectively furnished while you still live there.

Here is how I help sellers in Palo Alto, Menlo Park, Atherton, and Los Altos decide:
• Start with what makes the home memorable, then remove what distracts from it
• Fix condition first. A beautiful sofa will not hide a stained carpet
• Compare a targeted occupied plan with full-service staging, including moving, storage, and disruption
• Judge the result by net proceeds, not by whether the home sold over asking
Thinking about selling in the next year? Let's walk through your home before you paint, remodel, or hire a stager.

Renting or buying? Look beyond the payment🏡

Consider your timeline, compare total monthly costs, and think about what fits your long-term goals. The right choice isn’t just about what you pay each month — it’s about what makes the most sense for where you’re headed.

The seller's tax bill does not come with the house.

In Palo Alto, the assessed value typically resets to the purchase price when a home sells. The 1 percent Proposition 13 base is only the start. Bonds, parcel taxes, and district charges vary by parcel, and a supplemental bill can arrive after closing.

Swipe through for the numbers to know and the Santa Clara County due dates. The full guide is on my Journal, link in bio.

A bigger number doesn’t always mean a better deal. The right offer combines strong terms, the right timing, and fewer obstacles that could stand between you and a successful closing.

Three levels, six bedrooms, and a Tesla Solar Roof. One photo was never going to cover it.

That is a lot for one photo or one paragraph to explain.

So each piece of the campaign had a job. Photography for the design. A film for movement and flow. A floor plan and 3D tour for the layout. Copy to connect it all. Serious buyers came to the conversation already understanding the home.

If you are a builder or a seller preparing a new home for market, the full case study walks through each step.

The simpler offer was not the one that closed.
When two offers arrive on the same home, which one should a seller take?

At 1019 Los Trancos Road in Portola Valley, the answer was not the simpler one. The selected buyers were completing a 1031 exchange and needed to sell two Southern California properties first. A longer escrow gave them the time. Clear deadlines and responsibilities gave my sellers confidence in the plan. The sale closed on the schedule the accepted offer contemplated.

I wrote up the full story, including the four questions I would ask before accepting any offer on a Peninsula home.

Mid-century modern, room by room.

Warm wood, clean lines, statement tile, sculptural lighting, and just the right amount of color. Every detail feels intentional while still feeling like home.

Which space is your favorite: the dining nook, fireplace, or tiled bathroom?
